350k for a serviced Plot in Kitengela

Last weekend i went and saw a plot in Kitengela (at Yukos) about 5 km from the tarmac,40 x 80,with piped water,sewer & power. The plot,together with afew more are owned by a sacco which intends to develop an estate,with controled planning & construction,someone is already building a 6 bedroomed house on one of the plots. A member of the sacco is offering to sell me his plot at Ksh. 350k with title deed. How good is this deal?

Plots in the area have more than quadrupled. Bought 1/4 at 380k, now going for more than 1.5m

Yes he did and the last time someone discussed the price on those plots which was in August last year, the price was Sh 1 m. An offer that got rejected. I dont know how much they are going for now. However, I expect the price to have gone up as a good number of houses have been built in the last 6 months.
