Its true low end housing -to include single rooms and bedsitters has very impressive returns as compared to the upper end housing.However the challenge lies in managing those houses or flats for that matter.It is a one big headache..any experiences?

starting with thieving agents-They lie to you that the rooms are vacant,yet someone is paying them a lower figure directly.By the time you realize whats happening,you have lost several thousands..

As a check, have the caretaker to be on your side. He/She will be your eye on the ground. 'Compensate' nicely and your fear is sorted.

2. Bulk purchase of building materials will save you big time
3. The head fundi shall become closer than a friend during construction. You have to trust that person and change them very early incase of any doubt in their ability
4. Accounting for all supplies will have to be religious, otherwise you may start to believe that someone is stealing, unfounded
5. Labor costs will scare you stiff, but good labor has never be cheap

Lessons being learnt daily from the book of life. Had to take down 3 of the 16 columns due to presence of honeycombs in the formation. Apparently, sight of the same is good indication that the setting was improper and could lead to structural failure, so
says the overpaid structural engineer

Is that not the contractors fault?Do you have a picture of that honeycomb?

@chaka indeed that was the contractor fault and there was little fuss over the same.. they acknowledged and re-did.. unfortunately, I deleted the honeycomb images
