5 Forgetting the hidden costs

6 Biting off more than you can chew
7 Falling for anything
8 Taking too long to commit

11. Forgetting to read the Ndungu report.

If buyers of diamond park read the report they would not be in the current heart beat mess they are in today.

Build your own house!! It is cheaper and the experience is worth the all the trouble, however long it takes.
Politics is just things to keep the people divided and foolish and put your trust in men and none of them can do nothing for you...

12. Ensure your minimum irreducible issues are clearly itemised in the sales agreement. i.e. dont take the developers word that there will be a swimming pool, even if the sales pitch has it.

Remember the sales pitch has very small letters "particulars not warranted", so if you MUST have a pool, ensure that it is in the agreement. You should be as paranoid as stating the length, breath and depth of the pool, to avoid the chinese contractor making a duck pond and calling it a swimming pool.

Be keen on the small issues.
e.g take note on service charge...a colleague of mine bought an apartment only for later to be slapped with a 7k monthly charge
