ADVISE-CHOICE OF A HOUSE VIS A VIS SIZE OF LAND

Hi guys,
I have just bought an 1/8 of an acre and i need to construct a 5 bedroom house.The problem is i dont want a 'ghorofa',will a bungalow fit in there?

The bungalow will alsmost fill all the space in the 1/8th hence look disproportionate. A maisonette would be better. A 5 bd house is on average 200m2 in plinth area. A 1/8th is on average 450m2 in plinth area. A bungalow ill have a foot print of almost 50% of the plot hence look unproportional. A maisonette will have a plint of 100m2 , nearly 1/4 of plot size, hence leave ample space for septic tank, parking, garden etc. As Iron Sharpens Iron, So one Man Sharpens Another.

Will a 60 *40 or 75 * 35 plot be sufficient to build a three bedroom house mr architect.

An architect once told me that the maximum size of a house is determined by it visibility. While standing inside the plot, you must be able to see the whole house without having to move your head from side to side or up and down! Now why 5 bedrooms: moja ni yako na bibi, ingine ya toto1, ingine ya toto2, ingine ya maid. Hizo ni nne. Ya tano ni yanani? wageni? Nothing is real unless it can be named; nothing has value unless it can be sold; money is worthless unless you spend it.

Referring to above, 1) Do you mean to say that a 5 bd room maisonette can be 100m2 and the rooms not be too tiny? Ama Sijakuelewa? 2) I know that this Purely depends on the owner/builder but what would you think is the appropriate m2 of an average 4 bedroomed maisonette? @am 1. a 5bm maisonette is around 200m2 in total area. Half of this area, i.e 100m2 will be ground floor footing. 2. An average 4 bedroomed is between 130 to 200m2 in plinth area. As Iron Sharpens Iron, So one Man Sharpens Another.
