Cost of land search and valuation for court bond.

Is it politics or am being ripped off?
I got an offer of puroti in shags and I want to use the title deed to bond out/bail out an uncle currently in industrial area cells for alleged theft...the bond required is 100K.

Now a middleman tells me that to search the land at ardhi house and all other associated cost to make the title accepted I will have to pay 15,000 shillings!!!!

IS THIS COST REALLY TRUE?????

you need more than search to use the title deed. valuation by a lisenced valuer needs to be done too - these are not cheap and that may explain the 15k fee. 'associated costs to make the title acceptable' will most likely include that - if that's the case then 15k is a good deal.

For 100k bond I doubt the court would need a valuation report.Anyway with the 15k you could buy a title complete with a search,ID copy and the "owner" to sign before the magistrate from some brokers and if things become hot he can always jump bail.

well the cost of valuation is guided by the valuation act cap 532. such that first Kshs. 2M of value at 1.0 per cent and residue at 0.25 per.
