The next frontier: All factors considered this place is the next big place. In particular Kipeto Rd as you drive down towards kipeto center. For those who "see far" this area has serious potential. I dont know when Junguz got here. They have practically bought all the land to the right of kipeto road overlooking the magadi, kampi ya bibi, maasai village and ole polos valley. This place has some breath taking views. It really answers the question why Leaky would comfortably own 1000+ acres which am sure was purchased at a throw away price. To the left side of the road is what the maasai are now selling at 0.7-1.2M per acre.. http://bit.ly/YrXAMb , http://bit.ly/11WjLLj Unconfirmed reports have it that Wazungus from karen had an exodus to this place. The move from Karen I believe is because it too crowded and jammed up. Most of whom have a couple of hundred's of acres. The Proposed greater southern by pass from Salama through kona baridi, suswa to Mai maihu eventually to Naivasha. If this is anything to go by...this place will be having a bevy of activity sooner than soon. Your thoughts..

Where exactly is Kipeto Centre?The Kona Baridi I know is on the way to Kisames...My understanding of the southern by-pass is that the road will run from Mombasa Road->Kitengela_>Olkeri in Ngong-Ngong Town->Kibiko->Kikuyu->Nakuru Highway and thus will not pass via corner baridi...I could be wrong so pls clarify

@Chessmaster.. 1.Kona Baridi's Proximity to CBD thus one can easily afford to build a second up-country home. 2. Awesome whether. 3. Extensive flat land with ridges at the end of the valley hence controlled expansion. 4.A mix of good soil and rocky ground, hence cheap stone material for construction. 5.Presence of a KPLC power-line. 6. Piped water accessibile from a permanent natural reserve!

I have the Map...I can share once i scale it down and put it on soft! You are right the one you are talking about is there. This is the greater proposed southern by pass..

Its about 16Km from Kona Baridi..along what google calls lopoisen rd. The locals call it Kipeto rd. I will share it once i have it on soft..

What about buying for divide and resell? Property-zote you're only talking abt construction...any reason for that? Why the range in pricing, the 0.7 - 1m/acre?

with all due respect i do not see that region growing as fast as property zote is promoting for the following reasons:

1.the GoK is commiting to build the greater eastern bypass before the greater southern bypass mainly due to the lack of an alternative road to bypass the thika toll station and its inernational law that an alternative route must be in place before one can effect tolls on a road although am sure at some point they shall tarmac the ngong-suswa road.

2. 25 Billion has been earmarked for the expansion of the uhuru highway from somewhere near the airport to rironi,i believe its 58 kms in total of a double decker road. This together with the ongoing southern bypass from ole sereni to kikuyu shall greatly reduce traffic on the uhuru highway thus reduce the need for an alternative road in the form of the greater southern bypass as there shall be two very good alternatives in the above 2.

3.the county governments are soon coming into effect and very soon you shall see a flight of construction capital from Nairobi and its environs i.e likes of kitengela,thika,athi,sigona and the developers shall move to satisfy a huge demand of decent housing at the county level. Actually a world bank report alluded to the same,there is risk of capital flight from the city to mashinani

4.lastly a recent aarticle actually a week ago on the thursday paper was cautioning people against buying property with speculative intention that the GoK shall be putting up massive infrastructure in the region and they used two case scenaros,a chap who bought land in juja pre-thika road upgrade and another who bought in Kiserian after the GoK said they would construct a railway from nairobi via kiserian-magadi to Tanzania.well we know who won big and who lost out.....

These 4 reasons are why i believe there are better speculative opportunities elsewhere eg Nakuru,Kisumu,Lamu instead of land in Kona baridi and property zote can kindly confirm to us how land has been appreciating in these towns for the past 1 year. comments are welcome
