Cost of subdivision

Watu wangu. I have a 2 acre plot which I want to subdivide into 8 quarters with separate titles. Are there any experts in matters land who can advice on how much this will cost me? If you know the process and have a breakdown of the cost, so much better.

Is it fixed boundary? You know, the ones where beacons are placed at each corner of the plot? If it is so then be ready to pay alot. This is because a surveyor will have to go to the ground with a machine, make numerous calculations in order to come up with a computation file which will be submitted to Survey of Kenya (Ruaraka) for approval. The biggest headache with this is the process of approval in Nairobi. Files do get lost, if u understand what I mean.

If the other, i.e. general boundary, then u can breathe easy. You just need a good surveyor within your locality who may or may not have to visit the ground, come up with a subdivision plan which he then duplicates on a mutation form for submission to the district surveyor (for new parcel numbers) then presenting to the District Land Registrar for issuance of new titles. The beauty of this is that you are dealing with an office that is within reach (in terms of access to the necessary officers). Also the surveyor does not have to make complicated calculations as mostly he'll just need a tape and scale rule.

The cost varies depending on which surveyor u use. I'd advise that u approach at least three. The beauty with surveyors is that they don't charge upfront consultation fee.
