How much are you intending to let out each unit?

Do you guys have an idea on how much it would cost to build an apartment complex in if one has a 1/4 acre plot in Uthiru?
I have been thinking of giving the contract to a Chinese company and pay them with stages.
I have heard it will cost between 30 and 40M but income will be in teh range of 300-400k.

My plan is a modern complex maximum 5 floors, with atleast 6 units on each floor of mixed 2 and one bedroom or possible all 2 bedrooms with shops on the first mezzanine floor.

Are the cChinese doing these individual jobs?

Any tips? or experiences?

I'll be charging 25k (100k) from the 4 units...for the first year. There are 2BR /1bath and no dining room units in the same area that charges 18k. I think 25k will be a steal for the quality and space.

I think for your kind of project, you should engage professionals. They'll have current and more accurate info. Good luck!

I think @a4architect recommends 70sqm for 2bdrm units and construction cost of 25k per sqm. For 30 units that will be about 52m (the cost will be 45m if units are 60sqm). And rent of 750k at 25k per unit.

2 questions: when you calculate the cost per square metre, what does it come to? Your total figure is rather encouraging
And I have an 8th piece at Polyview (makaburini) and my friends advice that spacious 2 bedroom would earn between 15 - 20k. How is it that you anticipate 30k for your units located 15km away cf mine 4km from CBD

I can demand 30K/month because of the following:

1. Three spacious bedrooms (two bathrooms - master one en-suite), spacious living room and a separate dining!

2. Location is Mamboleo. Pretty safe area and very fast developing.

Below is my floor plan! First floor is identical to ground floor.

3. I have ample parking - talking of 6 cars!

I'm hoping to have this done by July and occupied by August - we'll see if I make the deadline!

from the floor plans, the area is 140m2 per floor=280m2 for both floors.
Assuming a construction cost of kes 20k per m2, you will complete at 5.6m.
Assuming 80% completion, this has costed you 4.4m. True or false?

@pennystocker, this brings it to kes 23k per m2 which is quite impressive.

@simplicity, i have not seen any chinese contractor quoting for less than kes 40k per m2 in Kenya. Chinese contractors also do individual houses eg Tamarind estate mlolongo and runda paradise but their costs are quite high.
You will need to ask your design team to tender out the design competitively . The tender documents will need to be very detailed and specified to minor details so that the contractor actually gets to know what quality to quote for.

Below is a chinese constructed estate. Note the comparison in quality with other houses. The difference is mainly in the budget. If anyone budgests at least kes 40k per m2 and above, the quality will be high no matter who the contractor is.

@a4arch...I'm yet to find out the exact cost/m2. I'll report on that once it's figured out.

Your floor plan is approx. 280m2. Your budget was 5m and revised upwards by 30% to kes 6.5m.
This brings it to kes 23,000 per m2.

True that @a4arch...I'll end up spending much more for the perimeter walling, landscaping, water tank storage etc....but for the house itself, calculation is right!

@pennystocker, so it will be safe to estimate that the construction will cost around kes 25k to 30k per m2 , which is the normal range for the type of housing units in the particular locale.

@a4architect,
What would be the estimate if similar was done in Kitengela?

@wendz, it will be same cost with a % added since nairobi construction is slightly more expensive.

Of all i have asked they must have been telling lies.
And their lies can make one live homeless forever. I'm used to asking fundis about the costing of either a house in a photo or the actual house on the ground. Mostly they tell double the cost. About the one posted in this forum 12-15m i heard and one fundi was certain.
Is it pennystocker taking wazuans for a ride or fundis donoh...?

@justkiwi, pennystocker's house is 280m2. Cost of construction in kenya for middle class range of buildings is kes 25,000 to kes 30,000 per m2. This brings to 280m2 x kes 25,000 per m2 =kes 7m.

Fundis are specialists in building craftsmanship, not construction cost estimation, which is reserved for Quantity Surveyors.

@justKiwi...my original fundi had quoted me around 12m .... Each unit at 3m. This included his labor of about 2 m. I didn't believe him and I never gave him the job. I also tendered my project in phases...ie slab, walling, upper floor slab etc. Also, Nairobi is abut expensive compared to Kisumu. My advise, engage professionals like QS, engineers et al. Fundis are craftsmen not engineers, not ! I learned that the hard way!
