@josimar...yes! All four units (2 ground floor/2 upper floor) are 3bed/2bath....master en suite.....lounge and separate dining room!

@jagger....wouldn't you think? I did learn a lot of stuff along the way...This was my first apartment project....I did two bungalows before that.....and that's why my next project is 6 units of 2bed/1bath and no dining....there's a lot of market demand for that in my neck of the woods!

@ Penny-stocker , Please try 2 bed and 1 bed mixture , i have 2 bed 6 Units in Mamboleo close to Consolata Hospital giving 18k each and another 1 bed giving 13k , wall fence , electric fence and bore hole onsite . Based on the info i have there is huge demand for 1 bed

Foundation complete - Ksh. 530,000. Now it's time to begin walling for the bottom units!


Hello Penny-Stocker,
Could you kindly provide a break down for your foundation cost. Does this include the floor slab?

I'm at the point of starting a foundation.

@Dikembe, how much do you need, what's your budget, and where in Kisumu (Riat, Kajulu,Nyalenda...etc)? Prices in Kisumu are scary at the moment and I don't see them coming down any time soon. A friend of mine acquired 0.6 acre for 1.5m right behind Coptic Church in Kajulu hills in February. I heard the owner wanted 2m but somehow he was able to negotiate because no agents were involved. @Penny,Anywehere Along Kisumu Busia Highway 1/4 OR 1/2 an acre this will depend on the quotation and my budget as well.

Kisumu/Busia road is very pricy and land is hard to come by unless you go beyond Kisian, towards Daraja Mbili/Maseno area. I hope you find something!

Project was completed and all the 4 units occupied! Ended up spending extra 2.5m for a total of 7.5m! Thanks to those who followed the project!
