@mkeiyd..it boils down to the regulations and by laws set by the Local Govt through Councils.
As a developer, it makes more sense to offer the basics only. The Govt then enforces the bylaws to ensure developers adhere to certain standards.
Thats why you will notice most buildings in CBD have a fire hydrant[pipe allowing water to be pushed from ground floor to the upper floors in case of fire] and sprinkler system.
This is because City Council enforces this requirement only in CBD buildings . If it enforces this requirement in the whole of Nairobi including Mombasa road sammeer ICT park including residential homes, they will install.
Also, landlords will install if a tenant requests for this since it makes business sense.
The recent fire in Kimathi House CBD is a perfect example to this-building that meets international standards but a Local Authority that does not do its part.
On the 10,000 sq. feet, i can count for you at least 20 new buildings in upperhill, Westlands, Ngong road e.t.c which have the said space available for rent within the next few months as in buildings being constructed to be ready for occupation within a few months time.
The point Ndemo has raised are right but the culprit is not the developer, its the Ministry of Local Govt through City council of Nairobi that does not enforce these requirements on buildings. If it does, most developers will comply ASAP.
