How Much are Title Deed Fees

How much does it cost to get a title deed for a plot in Thika Municipality? The plot is 1/8 of an acre and worth between 150-200K. The original land is already subdivided and I have a certificate of ownership from the selling company.

mmmm i think,for a municipality, i guess it will be a certificate of lease. u only need to pay the arrears of rates, u get a clearance certificate, and then the rest is processing fee, say less than 15k, for a plot valued at 200k. But its the owner who sold to u, who should pay the rates and give u a clearance cert. for ur plot.
If its a freehold, then again u need the seller to give u the individual title deed of ur plot, since the bigger title is now obsolete... then 4% the value + bondfees+ facilitation fee, 20k on the higher side, and u will have the title...

I think stamp duty is 2% for rural land, 4% is for munincipalities. Then there is consent fees, surveyor (to confirm size/beacons), search, map, subdivision if there is any, lawyers fees (it is wise to go thrpough lawyer, too many land conmen nowdays) and most important something small paid under the table if you want all this expedited. Otherwise you wait and wait and wait.
