Plots in Ruiru vs Plots in Kitengela?

Am looking to buy a plot. I have gotten 2 potential buys. One plot is in Kitengela 1/8 at 450k the other is in Ruiru 1/8 at 800k. Which should I go for? Ruiru plot is 5km from the eastern by pass and kitengela is like 4 km from the main road. SOS?

If i was faced by that choice, i would negotiate(with 800k) to buy 1/4 in Kitengela.... Exact location and how soon you would want to use the land matters anyway.... Actually, your decision should be guided by your intentions of the land... speculation, settling(and how soon you need to do that) etc.

I was thinking of buying the kitengela and use it for green hse before i develope it later for apartments. Its very close to a school ( Light Academy Girls Sec) and 3km from main road, 6km from the town center. The one in Ruiru is like 8km from Thika road but 5km from eastern bypass. Its a good place to build ones hme or flats as the area is not controlled.

Greenhouses do well that area. Do you have reliable supply of water? If you are connected to EPZ water, they are not too bad and the water table in some areas in kitengela is very high. Where exactly is that school? Is it already operational or is it a "proposed" site? You could even supply the school with your groceries before development(just a thought).

I have used the Eastern Bypass. Are there other developments around the plot? you dont want doing your house and then having all these flats surrounding you... for a home, you are better off with controlled areas if you value your privacy.

@mosesg the plot at Ruiru is quite expensive. I have 1/8s 1km from bypass @500k with ready titles. You may want to view before making a final decision. kpaulm@yahoo.co.uk

@mosesg you will go along the by-pass a distance of about 4kms then branch on your left about 1km. From the plots you can view moving vehicles at the bypass.

You can arrange to view any time even tomorrow. You only need to call me on 0733-411298 and i make the necessary arrangements.

what sorrounds the plots? can you build flat and is it accessible from public transport from town?

what sorrounds the plots? can you build flat and is it accessible from public transport from town?


Public transport is available through the bypass but as i have indicated the plots are 1km off bypass. Currently residential houses are being constructed in the area.

You can't build flats except in designated commercial plots. those are the ones next to the rd.

My contact called me last evening for an 1/8 plot in Kitengela New Valley area if you know where it is. 1km from the road. 600k. I dont know if it can be negotiated downwards yet. Near where they have proposed the Railway station. If you are interested let me know i can connect you.

Ruiru - bypass - is virgin territory. No much development - for now! Once developments start, the prices will skyrocket!

In Ruiru? I thought those plots are freehold. You can do whatever you please with them. Correct me if I am wrong.
Never count on making a good sale. Have the purchase price be so attractive that even a mediocre sale gives good returns.

@Pondi Yes you can put a caution or caveat on any land registered by government i.e titled. You must however show relationship with registered owner i.e wife,husband,daughter,son or creditor. The charges are negligible not more than ksh.500.

Pondi- to give you the exact info.
You can put a caveat if you fall into these 2 categories:
1) You are related to the owner. You must how you are related. It may involve an affidavit to showing the said relationship
2) You are planning on buying the said property. For this, you must show a signed sale agreement.

If you want a slice of Kenya's Future ICT hub and if you want to live or farm with Nairobi in your sights. then, you can take the plot in kitengela.

Ruiru is growing fast and the Eastern bypass is now complete, but with no markings as yet and very very busy traffic wise.

I have 2 plots, 1/8 of an acre each, about 2 Kms from thika road as you drive towards ruai on the bypass and about 120 meters from the bypass. Titles ready and ar freehold. Asking KES 1.5M each.

yekeyeke, you seem to be familiar with Ruiru and Ruai. I had asked on a different thread about land at Mwalimu Shamba. Do you know the place? How much is land going for? Thanks
