The greatest fear of real estate investor includes :-
(i) The fear of being conned
(ii) Affordability for a typical middle class income earner
(iii) Payment plan :- Flexibilty to pay for your plot or house over a long term (without mortgage financing) ranging from 12 to 60 mlonths.
(iv) Varieties :- Wide range in terms of pricing of serviced or semi serviced plots, houses of various sizes and prices depending on the location and infrastructural amenities.
I cannot say of Kenya but I have seen a specialized market here in Nigeria and also neighbouring Ghana.
My findings shows that the real estate firms take the initial risk themselves by going through the rigours to acquire acres of land, process the title deed and then subdivide them into plots or develop them for re-sale. They also take mortgage loan from financial institutions to finance the purchase and hence have the leverage to accept flexible payment terms.
In Nigeria there is REDAN (real estate development association of nigeria), in Ghana it is GREDA (Ghana Real Estate Development Assosiation).
These acts as a protection to investors because the fear of the above real estate association is the begining of wisdom for real estate practitioners, in addition one of the conditions by financial institutions is that a prospective real estate firm must be a bona fide member of the above bodies as they have to guarantee their mortgage loan. A question of checks and balances.
One of numerous benefits is merger of small real estate firms to bigger ones, which creates an organised market. This brings about evolution or organised estates in satelites cities with common infrastructural facilities due to cooperation of estate developers. Simply put creation of organised settlements.
