Question for a4architect

A few years back someone was building some apts rentals in White Hse area in Nakuru or near there and was sharing his/her journey, any chance you can update on your progress or if there someone who has recently done some rentals in Nakuru, would like to compare notes as I’m planning on a project there.

Any developer in the house @Obiero, @Popat @A4 I recently checked with county physical planner for a building approval and what I received was far from my expectation. below is a breakdown of what I received. Built up area : 3000 m2 180k : Architectural fee @ 3000 x 60 Ksh/m2. 180k : Structural fee fee @ 3000 x 60 Ksh/m2. 1.5k : B.P.A form. 15k : Occupation cert @3k/fl. 10k : Site Board. 50k : Public Health 10k/fl. 60k : Inspection fee @ 12k/fl. 10k : Site visit. Total 506.5k !!!. are this figure genuine ama kuna mtu anataka kununua ploti na mimi? Na bado kuna. Arch & Structural engineer fee. Change of user fee. Nema fee. NCA fee. Eiish DC. It reminded me of Eric Wainaina song: Pay-As-You-Earn, Earn-As-You-Pay, Value-Added-Tax, Tax-Added-Value. ....He who began a good work in you will carry it on to completion..

Eiish DC. It reminded me of Eric Wainaina song: Pay-As-You-Earn, Earn-As-You-Pay, Value-Added-Tax, Tax-Added-Value. The architectural and structural fee are within scale but you can get many qualified architects and structural engineers that would go to about 100-120K per piece.. The public health and inspection fee combined should not exceed 35k unless your quote is inclusive of physical planners sign off. Site board has had no fee on any site I have worked on COOP, IMH, KQ, MTNU

Are you sure you are building a 3000 square metres or 3000 square feet house? 3000 m2 feels like you are building a block of apartments in which case sh 500k cost of consultancy should be reasonable. 1 m2 = 10.76 sq ft.

It does not include Architect and Structural Engineer professional fees which I have already negotiated separately. I'd have wrote, 180k for Architectural drawing inspection fee and another 180k for Structural drawing inspection fee @ county govt office[DC]. Its 3000 M2 apartments. ....He who began a good work in you will carry it on to completion..

I was involved in a project of 20 basic bedsitters in 1/8 of land, and the total construction cost was about 4.5m, but these had no structural provision for storied facilities (now or later) - hence no collumns. Again, they were basic finishes, so no parking facilities etc.. bare basic necessities.

My Kid brother has a small 1/8 th acre Furoti In Kiambu county.He would like to build a simple temporary structure to occupy as he sources for funds to build a permanent house in future. He would like a professional to do a basic plan for the plot for now, like where to position the gate, where to dig the sewerage pit,where the house will sit. With the basics done, he can engage an architect later to do the finer details. My question (i) who is the right professional to enagage for the basic plan (ii) Estimate of cost. Thank You I find satisfaction in owning great business,not trading them
