this construction forum has helped me alot it only good to share to the guys who will visit it after:
1. When in doubt of the ground, try to run several soil tests. Also begin your foundations after rainy season, the ground underneath takes more time to dry even though the surface may look dry. It will make you discover how terrible/stable things can be down there. Ideally, soil/ ground tests are based on few sample holes try request several sample holes not 1,2 or 3 only.
2. Buy plots in good soils, add the extra cash if you have to, thats if you dream to build one day. Check out for marshy areas close-by even if small and within 500M. You never know the area could have been marshy 10 years ago. Only rainy seasons/neighbours can shed such secrets. Never trust dry seasons, the ground may look red, murramish but down there its a mixture of unstable shitty soils.
3. Construction of foundation does not ONLY mean "underground". If you plan to raise your house that means you will raise your foundation several courses above the ground. Those costs are classified under "foundation cost".
4. The term "Backfilling" in Oxford foundation dictionary means.... "chop my money", "Nifinyange Kimfuko", " suck my wallet dry"
I have learnt a very bitter lesson on foundation. A lesson that can only be compared to importing a 2nd hand Mercedes Benz from Yohokama in Japan and digging a 6 by 6 feet hole and covering it in soil, then getting a roller to compact the ground. Unazika pesa na huoni lolote kwa surface.
