Do we have an architect here? I need a very simple house for my upcountry. 2 bedrms to be 12 by 11 with inbuild wardrobes. Master b/r to be 12 by 14ft with its own bathroom. Another common bathroom of std size (is it 3by6?). A small kitchen may be 11ft by 9. Then a reasonable sitting room of 14ft by 19ft. The roof must look classic type. Anyone willing to assist me? email me mivaug@gmail.com

Is murram susceptible to collapse?

I have a hole 4 feet black-cotton 6 feet murram. Can I build my quarry stones from where the murram ends to the top and plaster the whole hole? Or the bottom murram can also collapse?

I would like to build 12-14 bedsitters...on a 50*100 plot. I already have the land. However, I dont know how much I should budget for the ground floor only. I intend to build just the ground floor and build the rest later on in life. How much should I budget for this project?

How many floors? Total
Budget 22m. Foundation plus ground floor only 5m

how did you arrive at 5m for ground floor an foundation? was it 3,4,5,6 or 7 units per floor

Its an average. Based on 4 floors for guidance, wont vary much with a at least one floor +or-

this construction forum has helped me alot it only good to share to the guys who will visit it after:

1. When in doubt of the ground, try to run several soil tests. Also begin your foundations after rainy season, the ground underneath takes more time to dry even though the surface may look dry. It will make you discover how terrible/stable things can be down there. Ideally, soil/ ground tests are based on few sample holes try request several sample holes not 1,2 or 3 only.

2. Buy plots in good soils, add the extra cash if you have to, thats if you dream to build one day. Check out for marshy areas close-by even if small and within 500M. You never know the area could have been marshy 10 years ago. Only rainy seasons/neighbours can shed such secrets. Never trust dry seasons, the ground may look red, murramish but down there its a mixture of unstable shitty soils.

3. Construction of foundation does not ONLY mean "underground". If you plan to raise your house that means you will raise your foundation several courses above the ground. Those costs are classified under "foundation cost".

4. The term "Backfilling" in Oxford foundation dictionary means.... "chop my money", "Nifinyange Kimfuko", " suck my wallet dry"

I have learnt a very bitter lesson on foundation. A lesson that can only be compared to importing a 2nd hand Mercedes Benz from Yohokama in Japan and digging a 6 by 6 feet hole and covering it in soil, then getting a roller to compact the ground. Unazika pesa na huoni lolote kwa surface.

Greetings fellow wazuans

I need help from the experts amongst us and or people with knowledge on the construction costs.

I have an 1/8th plot in Ongata Rongai and want to construct rentals With 4m to spend and just wondering how many floors of bedsitters I can do with basic finishes.

Ground floor only. Assuming you do a slab. Foundations are expensive to lay, depending on the type of soil. Unazika pesa.

Thanks Mkimwa.

My plot has very little cotton. The soil there is almost red actually.

Indeed I think the foundation might cost me abit because I want to build for the future in the sense that I want to do a foundation that will also be suitable for future construction of a much bigger structure.

Have an idea how many bedsitters of standard size (whatever that size is) I can do ?
