Daily Nation has been chosen for wide circulation. Got confirmation that you dont have to involve anyone, so I took samples, reviewed, customized and sent to the advertising team. They were helpful. It runs on 04.04.16

Low Income.
A typical low income plot is located in Kayole ,Mwiki, Upcountry towns or any region whereby the rent for a 2 bed roomed unit is less than 8,000 KES.
A 50x 100 plot in such an area can accommodate 5 No. 2 bed roomed units per floor.
The total number of floors is 5 so the total number of units is 5 x 5 = 25 units. The minimum rental income per month is 25 units x KES 8,000= KES 200,000.
The average cost of construction in such an area is KES 17,000 per square meter.
The average size of a 2 bed roomed unit here is 60 square meters. The total built-up area will be 60 square meters x 25 units= 1,500 meters squared.
The total estimated cost for this will be 1,500 square meters x 17,000 KES = 25,500,000 KES.
This will take approximately 25,500,000 divided by 200,000 KES = 127 months to repay itself. This is approximately 10.6 years. Considering that the plots are very cheap and easy to find, and that you have a 100% occupancy rate on this kind of project, it’s also a good investment.



I would like to put up such a development in Kabati on your way to kenol, Murang`a county. Rent for a 2 bedroom flat in this area is Ksh 8,000 and the soil is red. Howevever I have several enquiries for you Sir,

1. Does the plot user have to be commercial, residential or an agricultural can also be applicable?

2. There are these interlocking blocks found at http://www.buildmartsolu.../index.php/our-products
Can the blocks be used to do this construction?

3. Does the 60 meters square include the stairs?

4. With these interlocking blocks, do I require a project manager?

5. Which project manager would you recommend and how what percentage does he charge?

6. Can the construction cost per square meter be reduced if I use the boleyn technology whose factory is in Kitengela and can this technology be used in this project?


Please let me know your charges for the architectural drawing for this project.

I would like to build 12-14 bedsitters...on a 50*100 plot. I already have the land. However, I dont know how much I should budget for the ground floor only. I intend to build just the ground floor and build the rest later on in life. How much should I budget for this project?

Do we have an architect here? I need a very simple house for my upcountry. 2 bedrms to be 12 by 11 with inbuild wardrobes. Master b/r to be 12 by 14ft with its own bathroom. Another common bathroom of std size (is it 3by6?). A small kitchen may be 11ft by 9. Then a reasonable sitting room of 14ft by 19ft. The roof must look classic type. I have noted increasing use of floor laminates in high end projects as opposed to tiles.
What are the pros?

how did you arrive at 5m for ground floor an foundation? was it 3,4,5,6 or 7 units per floor
