Hi a4architect. Supposing I needed to invest in real estate and earn Ksh 100,000 per month from the investment. My investment of choice being bedsitters that will rent out for roughly Ksh 4,000 since the investment will be in my rural town. The cost of an eighth is roughly Ksh 1,500,000. What is the approximate sum of money that I should have to build the 26 units assuming one will be occupied by the caretaker and assuming 100% occupancy (I know its not realistic)??

What is the minimum height [Floor to Ceiling] for a commercial building as required by the law?

On the same, how many floors can one put up without installing a lift?

@bubethi, the minimum height as stated in the building code is 2.35m for habitable rooms. Ideally, you can put up ground plus 4 levels but the zoning controls of the area where your land is take precedence.

strictly four floors allover the world, windows must be 1/4 of total floor surface of the room. There should be natural light within the building

some county planning departments in addition also set parameters for shop front canopy height and protrusion length.

our planning is one of the worst. We have some nice buildings but when it comes to planning it is pathetic. I don't what will happen in kileleshwa in the near future.

@africancoloner, true. It could be due to planners relaxing controls due to influence from politics and bribes. Also, some byelaws are abit outdated . MCAs have an uphill task to push for better planning byelaws in counties.
