A few years back someone was building some apts rentals in White Hse area in Nakuru or near there and was sharing his/her journey, any chance you can update on your progress or if there someone who has recently done some rentals in Nakuru, would like to compare notes as I’m planning on a project there.

Any developer in the house @Obiero, @Popat @A4 I recently checked with county physical planner for a building approval and what I received was far from my expectation. below is a breakdown of what I received. Built up area : 3000 m2 180k : Architectural fee @ 3000 x 60 Ksh/m2. 180k : Structural fee fee @ 3000 x 60 Ksh/m2. 1.5k : B.P.A form. 15k : Occupation cert @3k/fl. 10k : Site Board. 50k : Public Health 10k/fl. 60k : Inspection fee @ 12k/fl. 10k : Site visit. Total 506.5k !!!. are this figure genuine ama kuna mtu anataka kununua ploti na mimi? Na bado kuna. Arch & Structural engineer fee. Change of user fee. Nema fee. NCA fee. Eiish DC. It reminded me of Eric Wainaina song: Pay-As-You-Earn, Earn-As-You-Pay, Value-Added-Tax, Tax-Added-Value. ....He who began a good work in you will carry it on to completion..

Eiish DC. It reminded me of Eric Wainaina song: Pay-As-You-Earn, Earn-As-You-Pay, Value-Added-Tax, Tax-Added-Value. The architectural and structural fee are within scale but you can get many qualified architects and structural engineers that would go to about 100-120K per piece.. The public health and inspection fee combined should not exceed 35k unless your quote is inclusive of physical planners sign off. Site board has had no fee on any site I have worked on COOP 255,000 ABP 15.85; IMH 5,000 ABP 35.55; KQ 604,200 ABP 6.96; MTN 23,800 ABP 5.20

Are you sure you are building a 3000 square metres or 3000 square feet house? 3000 m2 feels like you are building a block of apartments in which case sh 500k cost of consultancy should be reasonable. 1 m2 = 10.76 sq ft.

It does not include Architect and Structural Engineer professional fees which I have already negotiated separately. I'd have wrote, 180k for Architectural drawing inspection fee and another 180k for Structural drawing inspection fee @ county govt office[DC]. Its 3000 M2 apartments. ....He who began a good work in you will carry it on to completion..

I need help from the experts amongst us and or people with knowledge on the construction costs.
I have an 1/8th plot in Ongata Rongai and want to construct rentals With 4m to spend and just wondering how many floors of bedsitters I can do with basic finishes.
Ground floor only. Assuming you do a slab. Foundations are expensive to lay, depending on the type of soil. Unazika pesa. Thanks Mkimwa. My plot has very little cotton. The soil there is almost red actually. Indeed I think the foundation might cost me abit because I want to build for the future in the sense that I want to do a foundation that will also be suitable for future construction of a much bigger structure. Have an idea how many bedsitters of standard size (whatever that size is) I can do ? There is no standard size of bedsitter. Some can be 150sqft, others can be 200sqft. On an 1/8th, you can do upto 20bedsitters depending on the orientation of the land. The size of the bedsitters would be acceptable. Red soil is better. I was involved in a project of 20 basic bedsitters in 1/8 of land, and the total construction cost was about 4.5m, but these had no structural provision for storied facilities (now or later) - hence no collumns. Again, they were basic finishes, so no parking facilities etc.. bare basic necessities.

My Kid brother has a small 1/8 th acre Furoti In Kiambu county. He would like to build a simple temporary structure to occupy as he sources for funds to build a permanent house in future. He would like a professional to do a basic plan for the plot for now, like where to position the gate, where to dig the sewerage pit, where the house will sit. With the basics done, he can engage an architect later to do the finer details. My question (i) who is the right professional to enagage for the basic plan (ii) Estimate of cost. Thank You I find satisfaction in owning great business, not trading them

Eiish DC. It reminded me of Eric Wainaina song: Pay-As-You-Earn, Earn-As-You-Pay, Value-Added-Tax, Tax-Added-Value. Thanks for this tinker. Has anyone ever gone through the change of user process? How long does it take and how costly is it. Planning on putting up a mixed use building in DC very shortly. In the final analysis, it all boils down to sheer plain old hard work and dogged persistence. Nothing more, nothing less!!

Quote: ESTIMATED COST OF CONSTRUCTION IN KENYA-FLATS. Posted by Francis Gichuhi ESTIMATED COST OF CONSTRUCTION IN KENYA-FLATS. To get the estimated cost of construction for flats in Kenya, we will first need to identify the target market. The target market is divided into 3 classes 1. High income earners 2. Middle income earners 3. Low income earners. High income earners: Projects in this range are located in areas such as Hurlingham, Kileleshwa e.t.c The land location must be in a very prime area, near a tarmac road and in close proximity to CBD. Construction cost is estimated at a minimum of KES 35,000 per square meter. The house size is mainly 2 ,3 and 4 bedroomed, with a minimum size of 100 m2. The two bedroomed unit will cost approximately KES 3.5m to construct. Middle income earners: Projects targeting this range are located in areas such as Umoja, Kitengela, Ngong, Kikuyu, Ruiru. Generally, the areas are located around 25 to 40 km from CBD and are in close proximity to tarmac roads. The house size is mainly 1 and 2 bedroomed with a floor plinth area of approximately 35m2 for the 1 bedroomed and 60m2 for the 2 bedroomed. The average construction cost per square meter for this type is KES 25,000. The 2 bedroomed unit will cost approximately KES 1.5m to construct. Low Income earners: Projects targeting this category of people are located in Kayole, Ruai, and in most towns at a distance of over 1 km from the main tarmac road. The house type is mainly single and double rooms, self contained or sharing a communal bathroom facility. The construction cost is approximately KES 20,000 per square meter. A double room of 25 m2 will cost KES 500,000 to construct. CONSTRUCTION COST ESTIMATES BREAKDOWN The construction cost estimates include labor, materials and professional fees. The actual cost of construction is derived from the actual agreement that the land owner has with a building contractor. This amount varies from contractor to contractor depending on several factors. PROFESSIONAL SERVICES. Professional fees are constant and are set by the Kenyan Laws. Chapter 525 of the laws of Kenya guide Architectural and Quantity Surveying Services. Chapter 530 of the Laws of Kenya guide Structural, Civil, Mechanical and Electrical services. Architectural fees are charged at 6% of the total cost of construction. Quantity Surveying fees are at 3% of the total cost of construction. Engineering fees vary between 1.5% to 3% depending on the complexity of involvement. EXAMPLE 6 units on 0.5 acre plot in Kiambaa, Kiambu county. The best target for this region is the Middle income earning class. Therefore, the 6 units will cost 6 units x 60m2 x KES 25,000=KES 9,000,000.00. The Architectural fees for full service from design until construction supervision to completion will be 6% x KES 9,000,000=KES 540,000. Architect Francis Gichuhi Kamau. +254721410684 www.a4architect.cominfo@a4architect.com Very interesting. The per sqm values seem very relevant even today. Lakini who wants to trudge into the deeps of Umoja to collect rent. Afadhali Mugundaman's DC or even Gikambura where the air is fresh. In the final analysis, it all boils down to sheer plain old hard work and dogged persistence. Nothing more, nothing less!!
@A4Architect, Many thanks for your valued advice on this forum. How would you rate these locally produced Tactile stone coated roofing tiles? Do they fade? How would they compare with Decra - costwise, aesthectics, etc? http://tactileroofing.co.ke/company/
i see that almost 7 years ago there was a discussion comparing imported decra and the local tactile from Tiles & Carpet, i would really be grateful to hear whether the local roofing tiles has proved to be good considering that one can make a good saving by using it

Vj wrote:I recently used the tactile roofing tiles for a recent project, we worked out a deal whereby I got a profile for around 650 inclusive VAT, and 2 profiles cover an area slightly over 1 square meter. So go and bargain.
As I used the tile in a recent project I can't comment on the longevity of the color, but I don't think it should be a problem given their state of the art manufacturing process compared to roofing tile factory I visited in China. For now I can say that there is no shade variation between the tiles and they have all necessary accessories in stock. We used the MRM light weight steel roofing structure for the project and completion time for the entire process was very quick.
I have used clay tiles with IT-4 sheets before and the result was beautiful classic Mediterranean look though the savings weren't considerable when compared to the coated steel tile roof. Almost 7 years after, would you recommend Tactile as compared to the imported decra from new zealand?
