Pitia Ardhi House since they have all the original paper trail i.e who owned before and new owner (i.e. you).

Thanks Mainat, I have no issues with the seller side of things. My suspicions were aroused when I saw that the paper for this new title feels like ordinary karatasi, light and smooth with the red stamp at bottom left front page looking a bit faded. Other titles I have dealt with have a slightly thick paper with a bit rough texture. Is the paper used for title deeds in Kenya of a universal type and standar?

Lands office will be the sure way to 'settle' the matter than ascertaining paper quality although that itself is a red flag.

Does anyone know how long it takes for a transfer done at the county office to be registered at ardhi house?

Any leads on who can assist me with this ardhi house verification process. My job keeps me tied down and I cannot be able to do anything within working hours.

Who knows if the suspension of the transfer of titles in Kajiado County has been lifted? The ban effective September 2013 was to last 6 months, but I have not read anywhere that the suspension has since been lifted.

@Runner, There has never been a ban in Kajiado. Its business as usual. The Governor tried to ban but title issuance is a central Gov function so his ban never took any effect.
