In the UK tax typically isnt levied on rental or capital gains earned within a REIT provided that atleast 90% of its income is distributed to investors via dividends...To make them attractive I think this should also apply here...but as always the usual suspects will be in the moneys before an effective price finding mechanism is found...Personally I dont think its the right time to introduce this....

To avoid crowding. Good market this... But when the entry price is brought down to 100K so that many wanjikus can be roped in, that will be the time to sell to them as the herd rushes in...

Are wazuans aware that Kenya has an annual housing deficit of 200,000 homes and an accumulated deficit of over 2MILLION homes..

At current capacity we couldn't meet demand for new homes even if we tried...

How can anyone logically argue that there is a bubble??

REITS regulations have finally been gazette into law

Noted:

>The minimum subscription for D-REITs has also been pegged high at Sh5 million with the regulator assuming that those targeted are knowledgeable investors able to analyse the project and the promoters’ credibility. There is no minimum subscription for I-REITs, which are offered to the public.

>lock-in period for promoters of Real Estates Investment Trusts (REITs) shall be two years

>Promoters of investment REITs will be required to hold 20 per cent of the asset value listed at the exchange. they are allowed to reduce it to 10 per cent after 1st year and ultimately exiting after 2nd year.

Good to see D-REITS entry has been pegged from 5M and above. Wanjikus can easily lose in D-REITS.

I-REITS is a much safer bet for wanjiku though the yield is much lower than D-REITS.

This things will become less attractive if not exempted from CGT and rental tax.
