@ Caramba Far too good to be true. The going rate there is more than double what your "seller" wants. I'd run if I were you.
The laudable is more often than not rendered laughable by overclaim

I am being offered a piece in Syokimau, past the UN flats, about 7Km from Msa road. The going price is 250,000/= for a 50x100. The owner says he has a certificate which can be transferred to me at the offices in Mlolongo.

Is this price too good to be true?

That doesnt sound right.... too cheap for that place if you ask me.... but if it is genuine, then it is a steal.

Spot on @Tito44!! I was taken to view the plots by two brothers who dabble in the butchery business by the side.

Appreciate your counsel guys. I thought the prices were suspect, going by earlier posts here.

I know those guys. I almost purchased from them. I got warned and decided not to. There are rumours that there is a court case between them and the Kenya Airports Authority. The land is apparently being claimed by the airports authority. I call them rumours because i had no way of verifying this information. What made me suspicious is the ridiculously low price.

Just play along like you want to buy and see things unfold! They will tell you to go to mlolongo, sign the agreement and pay cash. No bank details will be given to you!

I may be wrong. Let's see what Caramba comes up with

I regret selling my 0.6Ac for 2.5M just before the parliament est (2.5km from MSA Rd). in Aug 09. Its amazing to see that thats the selling price for a quarter now. My only consolation is that I bought it for 350k in 2004.

One of the regretable decision to make is to sell your plots when the price appreciates.

Always envision to add value by developing.
You can only sale one to develop the other but try as much not to sale as you can never buy back at that price.

That is why I think one has to complement real estate with stocks. Because in stocks you can sell and may have opportunity to buy back the same stock even at a lower price.

I have heard of various regrets and lamentation from people who sale their plots either due to capital gains or financial pressure.

It like selling both the icing and the cake itself for the price of the icing.
