what is your take on the method of construction used at Yaya parking where ready made slabs and beams are brought to site?

@mawinder..any pics? This sounds like reinforced concrete prefabrication. Butterfly properties/Spinners n Spinners, located in Ruiru have the machines to make prefab concrete which they use on their construction projects.

Interesting to see how they are doing the foundation at the Garden City mall, Thika rd. They leveled the ground, drilled holes and put the pillars/columns.

The slate stone between machakos and kitui is thicker than the usual and not very uniform. Its good for heavy commercial road works since it cant break easily. There is a black mazeras version from tanzania which is very thin and comes out well when used as a wall covering.

On a different issue, i'm perplexed by a building being brought down at State house crescent which is 12 storeys and appears to have been built with bricks and no "concrete columns"? Wondering how this is possible and was thinking walking around bwana a4architect you could check it out and clear my doubts.

@a4architect can you advise on a suitable source of finance for a building project, i have already began the project and done with the ground floor all that awaits is for lay the slab for the first floor, i tried looking for financing from Family Bank however i found their interest to be steep at 22%, could you kindly advise on a cheaper source of financing.

@heri..if you are the experimental adventurous type, why dont you try a double septic tank and see how efficient it will be? This will cost less than a 10th of the cost of a biodigester.
2 chamber septic tanks also work using anaerobic bacteria.

From experience double septic tank installed in 1984 has never been exhausted on a four bed master ensuite for a family of 6 + househelp

@oltome, maybe you can redesign the building to be smaller or use less expensive material?

I don't know how helpful this is but its rough description of the one i talked about I think it had two or three chambers and a sort of soak pit but has served almost 30 years without need for exhausting.

Hello there @a4. My most profound appreciation for the great work you're doing here.

I was going through the newspaper today and came across this article. What is your opinion on the same?

@rankaz. This is the usual stabilised soil block technology. As long as cement is being used in large quantities, there are no serious cost savings achieved.

Interlocking stabilised soil blocks made out of red soil or murram would be a better cost saving solution.

In the case of using quarry dust, the block looks like stone hence the added advantage of superior class higher than soil block houses.

@oltome, most kenyan banks have rates over 14%. The base lending rate set by cbk is 8.5%. In other countries, banks only add 1 or 2 % on top of this but in Kenya, banks can add even 10% on this for home loans. Economists and bankers here can give us why kenyan banks do this.
.

Eg south africa base lending rate is 5%. Most south african banks give 7% interest on loans.
