It is a lie to say (many) folks do not borrow to buy land/properties in Kenya. If not from banks, then family, then friends, then SACCOs, then informal sources...

@VVS you honestly know people who have lent their families and friends money to buy property?? These people must have really deep pockets

Even if this were the case, the number of people taking out mortgages in EA is negligble..

Infact now that I think about it, Property prices are set to skyrocket after Ndungu's move on interest rates..

If anyone borrows money in the property market its the developers.. The hike in intetest rates will lead to the stoppage of many housing projects and thus reducing supply in the market..

Reducing supply in the midst of stable and growing demand will send prices through the roof!!

Sad What game is he playing then by not posting the bonus shares and letting them trade? Last year bonus started trading by October 2010. What about This 2011 bonus share posting?

I faced the same problem with jubilee earlier this year with the 1:10 bonus..

Check the half year results and check if the shares were issued (share capital section of balance sheet)..

If they were issued check if you bought the shares cum bonus or ex bonus..

If you did buy cum bonus the bonus shares are on your CDSC account but may not be on your brokerage account.. you should then call your broker because its probable that they simply forgot to post the shares as was the case with me...

Did he hear something the teacher said that I missed?
Is he more blessed?

WHATEVER IT IS, he's worth learning from!

If prices rise, then the developers will re-start the stalled/shelved projects which will add housing stock within 12-18 months.

No profit warning but excuses galore!

Ati, the Two Rivers project was valued at less than their estimates! Haiya...! Look what happened in the USA... up, up & up then CRASH.

Unless Centum sells this land [they estimate it at 50mn/acre vs valuation on the books at 20mn/acre] immediately, they could be stuck holding it if the market crashes.

I remember in the late 90's, Strathmore's McFie telling us that Mworia is one man to watch. Very sharp guy, used to get awards CPA, CIMA, etc. Even as you give credit to his team, I beleive he also deserves some.

I remember those days when Mworia was my classmate. He is a smart guy for sure, street smart when it comes to business. I think he should be a CEO of his own firm - like me smile

That's a whole 30m difference! Gosh! Haven't they thought that it could be their estimates which are too high?d'oh!
