For me I think while others were making their first million, I was busy having a pity party, Sad no story there. However, I have been fired up by reading through this and other threads in the forum. I intend to save in the sacco, then borrow prudently and put up rentals.

I may probably have a "first million" story in 2016-2017 na huko.

Not quite. Early success can be a double edged sword. It made me overconfident and I ended up blowing quite a bit of money on a business that never came through which took me back to square one. The big lesson learnt is don't let success get into your head, understand factors apart from how "smart" or determined you think you are that led to your success i.e. what are the fundamentals of the business you're going into and are they favorable? It's like a swimming competition, the guys swimming in the same direction as a fast flowing river will move faster than those swimming against the current no matter their swimming talent.

There is nothing as demeaning as selling a high end phone to get your new born child out of maternity...because your hitherto thriving biz has suddenly come down crashing....

that is part of my story.

But 12 yrs later, the good lord has abundantly smiled on me. What i lost, he has returned abundantly several thousands fold.

You may qualify but you're in a risky position. If interest rates suddenly went up or your asset value suddenly reduced e.g. in a real estate bubble you might find yourself a -ve millionaire especially if you're operating this in your person.

I remember this couple in the UK who were in real estate. They owned property worth 30 million pounds and had a loan of 13 million pounds meaning that they were deep in the money. When the big real estate crash of 2008 happened, their property became worth only 10 million pounds and the banks were asking for all the money asap. They had to liquidate the property and went from a 17 million pound netvalue to -ve 3 million and had to seek unemployment benefits.

Their greatest mistake was to conduct their real estate business as not a business but as individuals. At least if they were doing it as a business they could have declared bankruptcy and saved their personal assets, now they are 3 million pounds in debt.
