@justkiwi, pennystocker's house is 280m2. Cost of construction in kenya for middle class range of buildings is kes 25,000 to kes 30,000 per m2. This brings to 280m2 x kes 25,000 per m2 =kes 7m.

Fundis are specialists in building craftsmanship, not construction cost estimation, which is reserved for Quantity Surveyors.

@a4arc.....well said, sir!

@a4architect, would you seriously consider using ISSB bricks for similar projects, would there be substantial savings?

Oses, unfortunately, I don't have that at the moment. By the way, I fired my original guy after I found out that I was paying him yet he was telling those whom he hired that I wasn't paying. Waligoma siku moja and that's how I came to know. That was the last day he was at my site. I then hired this dude who did alright. One thing you'll have to consider is getting bids for different phases of your project..i.e masonry, roofing (from a roofer/carpenter not fundi wa mawe, plaster guy, key guy nakadhalika.. Next time I get home, I'll track down the digits and share, if you'll still be in need then! Below is the result!

Bought cabro 120,000 pieces -can't remember how much a piece - and dust myself. Paid 28K for labor.
