mibbz wrote:with all due respect i do not see that region growing as fast as property zote is promoting for the following reasons:
1.the GoK is commiting to build the greater eastern bypass before the greater southern bypass mainly due to the lack of an alternative road to bypass the thika toll station and its inernational law that an alternative route must be in place before one can effect tolls on a road although am sure at some point they shall tarmac the ngong-suswa road.
2. 25 Billion has been earmarked for the expansion of the uhuru highway from somewhere near the airport to rironi,i believe its 58 kms in total of a double decker road. This together with the ongoing southern bypass from ole sereni to kikuyu shall greatly reduce traffic on the uhuru highway thus reduce the need for an alternative road in the form of the greater southern bypass as there shall be two very good alternatives in the above 2.
3.the county governments are soon coming into effect and very soon you shall see a flight of construction capital from Nairobi and its environs i.e likes of kitengela, thika, athi, sigona and the developers shall move to satisfy a huge demand of decent housing at the county level. Actually a world bank report alluded to the same, there is risk of capital flight from the city to mashinani
4.lastly a recent aarticle actually a week ago on the thursday paper was cautioning people against buying property with speculative intention that the GoK shall be putting up massive infrastructure in the region and they used two case scenaros,a chap who bought land in juja pre-thika road upgrade and another who bought in Kiserian after the GoK said they would construct a railway from nairobi via kiserian-magadi to Tanzania.well we know who won big and who lost out.....
These 4 reasons are why i believe there are better speculative opportunities elsewhere eg Nakuru,Kisumu,Lamu instead of land in Kona baridi and property zote can kindly confirm to us how land has been appreciating in these towns for the past 1 year. comments are welcome @Mibbs. That is elaborate. BTW, When are they planning to start the greater eastern bypass, any idea please? KURA wesite has been saying that the road is "on design stage" for the last 2 years... Do not be anxious about anything, but in everything, by prayer and petition, with thanksgiving, present your requests to God..

Buying for divide and sell is possible. "you're only talking abt construction...any reason for that?"...i dont follow. The pricing depends on the distance from Kona Baridi..,distance from Kipeto Rd, With or Without viewing. www.propertyzote.com the ultimate ‘one stop online shop’ of choice connecting more people with more properties at the click of a button

@AM the GoK slowed down on the bypass as the focus was mainly on thika road but now that they want to start a toll, lobby groups threatened to sue due to lack of alternative route.i think thats what made them wake up from the slumber....
plus i have visited both the greater southern bypass and the greater eastern bypass region and interacted with the locals, the side that looks more promising as regards start of works is the greater eastern so if i were to speculate thats the place although i can give you very many other towns in Kenya with massive and i mean massive potential based on my various interviews and visits plus mingling with the locals
Lastly GoK has very many many good infrastructure plans but its all about priority and the smart investors/speculators shall reap handsomely.always do your research

The biggest threat to that project is devolution of the GoK

Kona Baridi should be a good buy for the younger folk. Who knows what will happen in 10yrs? For the patient and the not-so-well-monied, these are the options we look for. But I would welcome a chance to invest in other towns. @mibbz, please give us an analysis of opportunities elsewhere.

Any body interested in Elangata Wuas in Kajiado..? As somebody has mentioned its for the young.. patient and mid term goal oriented..
Plots were going for 30K/acre a year a go.. now approaching 100K/acre courtesy of Safaricom and some Big men investment clubs.. The place is good for ranching..green house farming.. now that we are converting the rest of Agric land into housing estates...
If interested let me know.. im aiming at a further 100acres to add to what i have.. that means 170 acres for those interested..
