The Kenyan model differs from the Spanish one. In Spain developers were putting up complete villas and communities for sale and were thus very exposed. In kenya (and SA) they just sell you serviced land, of course at a premium, then you build (as per plan) at your own pace, though there's a 3yr limit. That's what happened at Vipingo, Thika greens and now longonot gate and Buffalo hills. So the local developers are unlikely to go bust. They make their money by buying a half acre at less than100k and selling it to you at 4m.

@kflarge,the land around there is going for the price you quote----very well----but kamuthi have value added the land they are selling through the services they are providing--water,electricity,roads,etc.si ndio??the closer you buy land to them, the closer the selling price will be to theirs and it will certainly not be 350k per acre!!
