@madhaquer...very true..gated community concept sells..i have never actually been able to understand what drives this.

I did a housing estate in Syokimau last year [As a Developer] and sold it for 5m.

When new inquiries came, i asked them to buy neighbouring 1/8th land then i design[same design, same location] and manage their construction projects, resulting in a kes 1m savings for them.

To my surprise, none opted for this solution-they would rather i buy the land myself, develop the houses and sell to them and make the 1m profit by myself.

In me acting as architect/project manager, i will get profits in term of consultancy fee-less money but with less huddles e.g cost of buying land, borrowing e.t.c.

In me acting as a developer, i will get more money but more huddles e.g cost of buying land, advertising, borrowing e.t.c

I guess Kenyans are more than willing to pay dearly for security and predictability..


@a4architect.com i think the majority of kenyans are either just lazy or want the easy way out they would rather loose the 1M than go through the challenges of
overseeing their own construction.

this has made architects to slowly turn into the not so exciting field of construction as developers..led by Arch. Muraya of Suraya, Arch. Mwaura of Mwafa Court..e.t.c

Development has more profit but less job satisfaction to the architect.

I also engage in design and housing development but design is more exciting/challenging.
Development engagement is mostly due to responding to Kenyans' demand for 'gated communities'.

My guess is that it's somewhere past joska(though there is a part of joska the other side of kangundo road that ndonyo sabuk instead of mavoko). So if the development is on the same side of the road as the joska that's in mavoko it's got to be past that place since we are talking ndonyo sabuk here. The title of the land is indicative-ndonyo sabuk/komarock block xxxx.

Title: Sub-lease 99 years from 2012

What will be some of the implications of the property being Lease hold?

Would an owner use it the property as collateral for a loan? What other effects would the lease hold have?
