Do you guys have an idea on how much it would cost to build an apartment complex in if one has a 1/4 acre plot in Uthiru?
I have been thinking of giving the contract to a Chinese company and pay them with stages.
I have heard it will cost between 30 and 40M but income will be in teh range of 300-400k.

My plan is a modern complex maximum 5 floors, with atleast 6 units on each floor of mixed 2 and one bedroom or possible all 2 bedrooms with shops on the first mezzanine floor.

Are the cChinese doing these individual jobs?

Any tips? or experiences?

I'll be charging 25k (100k) from the 4 units...for the first year. There are 2BR /1bath and no dining room units in the same area that charges 18k. I think 25k will be a steal for the quality and space.

I think @a4architect recommends 70sqm for 2bdrm units and construction cost of 25k per sqm. For 30 units that will be about 52m (the cost will be 45m if units are 60sqm). And rent of 750k at 25k per unit.

Assuming 80% completion, this has costed you 4.4m. True or false?

@simplicity, i have not seen any chinese contractor quoting for less than kes 40k per m2 in Kenya. Chinese contractors also do individual houses eg Tamarind estate mlolongo and runda paradise but their costs are quite high.
You will need to ask your design team to tender out the design competitively . The tender documents will need to be very detailed and specified to minor details so that the contractor actually gets to know what quality to quote for.

Below is a chinese constructed estate. Note the comparison in quality with other houses. The difference is mainly in the budget. If anyone budgests at least kes 40k per m2 and above, the quality will be high no matter who the contractor is.

Your floor plan is approx. 280m2. Your budget was 5m and revised upwards by 30% to kes 6.5m.
This brings it to kes 23,000 per m2.
