There is that strangely located, very good looking, office block at Pangani along Thika Road with no tenants even after +6 months of "Office To Let" banner, why can't the owner do an i-reit and dispose it to unsuspecting Kenyans?

In real estate the top strategy is location.

If you get that wrong then forget it, don't even ask the accountants to balance the books. They will never balance.

The entry and exit to that building is wanting, remember tenants have customers who need easy access to your offices !!!

This reminds me of that apartment block next to mathari hospital , the entry will be a disaster ,unless they create a fly over or tunnel

A bad investment (or a good investment) is mostly determined by the entry price in my opinion.

What would be a good price to pick this latest 'mtumba' up? At what price would a plunge into this i-reit be considered to be sensible?

Welcome back @guru267! Your silence was felt.

She has been smoked out of Boni Forest by KDF's Operation Linda Boni.

On a serious note, @guru267, why do you think there was such a low uptake of the I-REIT?

I remember the same words from you on HomeAfrika. Seems you never learn.

A farmer plants a seed, waters it, weeds for it and harvests 100 seeds.

You my friend just planted a seed, dug it up even before germination and ate it.

I planted 100 seeds and prematurely harvested 106 seeds. Not bad when you realize experienced neighboring farmers didn't plant.
