Plot Size: variation between the Title and the Ground

Wazuans, I need some quick advise. bought this kaplot the other day.

On the ground, it’s a quarter acre. on the paper, it reads an eighth. how do I have this sorted out?

I want to subdivide the quarter on the ground into two. anyone with some sound advice and experience on how to go about it? plot based in Thika Rd.

But the size on the ground is actually a Quarter. i even have a map showing the location of the plot, etc. shida ni plot size on the map.
i am told surveyors can make the final title come with actual sizes

The mismatch may go beyond the size. Are the names on the tittle yours?

But can the issue be sorted out, or should he resign himself to owning a quarter that's one eighth on paper?

Now way!

Land in Kenyan is NOT surveyed in acres!

It is surveyed in hectares.

Now; can you go to the plot and measure its dimensions is meters (not feet!!)

If it is a rectangle (most plots are rectangles), multiply the length by the width; then divide the result by 10,000 to get hectares.

Finally compare your result with the figure on the title.
Nothing is real unless it can be named; nothing has value unless it can be sold; money is worthless unless you spend it.

They might be corrupt but they are the best bet. I almost built on a neighbors plot and they saved me a heart attack!!

By the way; the sizes that people call acres, halves, quarters and eighths are NOT acres, halves, quarters and eighths!

1acre = 43,560sq ft

Therefore, 1/8acre = 5,445sq ft

But the 50x100 comes to 5,000sq ft

And it doesn't end there: the so-called 50x100 is actually surveyed as 15m x 30m; That comes to 49ft x 98ft = 4,802sq ft

This is quite far from the advertised 1/8acre....

i am told surveyors can make the final title come with actual sizes

It happened to me in a piece of land in shaggz.It was 5 acres initially,I sold 3 acres and when the new title came out after the subdivision,it read 1.6Ha which is 4 acres.I thank God for the anomally as I later sold the 1.6Ha as a whole to a new buyer with a "clean title".

Another issue could be that the plot is on a slope. If it is, then the surveyor must have compensated accordingly.... measurements are don on horizontal direction, not along the slope.

I also received title deed after transfer , my name appears correctly but the postal address is wrong...is there risk in this case?

Mine is the so called corner plot and so I'm sure its 5,445sq-ft!!!
There is that ka-small addition for the fortunate corner plot holders!
