When the herd went for the Mpesa IPO, I was flowing in the opposite direction. Real estate is pulling in the crowds. The herd is heading the real estate way. It's a clear indication to me that I should be heading back to the security Market. This is an old wisdom that has treated me well so far.

Wisdom to detect when share prices hit rock bottom.
When interest on bonds keep going up, you know the bear run is on high street. When interest on bonds start leveling, the bear has met the bull and they have hit rock bottom. When the interest rates on bonds start coming down, the bull has overpowered the bear and you better be riding the bull.

am not sure if u can short sell and i don't imagine anyone would lend them to u in the first place.

"Once upon a time in a village, a man appeared and announced to the villagers that he would buy monkeys for $10 each.

The villagers seeing that there were many monkeys around, went out to the forest, and started catching them.

Buyer be aware, there is a proposal to have 2 types of REITS that is rental and development.

The rental REITS are timely especially with the prevailing high interest rates and shrinking middle class making rental sustainable.

For the development REIT's I tell you be aware as this could be a pyramid scheme in the making. Even in the developed markets this type of REITs are only available to institutional and qualified investors and like hedge funds are unregulated.

A qualified investor in the US is someone with a net worth, not debt worth, of 1 Million Dollars or above therefore making them unsuited for offer to retail aka KBF investors like you and I.

There also needs to be a strong regulation and monitoring of the equity to debt ratios, I would propose a zero "0" percentage until such a time as our real estate markets are more mature.

To me this is a great opportunity that is presenting itself and to me a solution for those "investment groups" that have been using land purchase as a means of balancing their portfolios.

Real Estate Investment Trusts (REITS) are set to make their debut at the Nairobi Securities Exchange (NSE) next month but what are they? Should you be excited about them?

Whats a REIT?

A REIT is a Real Estate company which owns, develops or manages different types of properties i.e Offices, Shoppping Centres, Apartments e.t.c. REITS normally debut at the bourse via an IPO, where the Public are encouraged to buy units in the Company/REIT. For a company to qualify as a REIT it must pay 90% of it's income as dividends and they should only invest in real estate. REITS are regulated by the Capital Markets Authority (CMA)

I own a REIT somewhere and it has never dissapointed me in terms of distributions and capital gains, look at Sarit centre occupancy levels are 100%...btwn REITS will be traded at the bourse like any other stock.
