Malili plots - "Technology City"

Got excited about the Technology city and decided to go on the ground to do some research.

Malili ranch was subdivided amongst the members in chunks of 7.8acres. Govt bought 5,000acres from some members.

The remaining ones are being sold by members and middlemen. Some members have retained theirs and are settling on them.

Agricultural plots are 7.8acres in size in Malili Ranch and the prices range from 4m to 1.5m for the 7.8acres depending on the location of the plots in relation to the Government one. If you join 3-7 guys, this be easily affordable.

The commercial plots are in the middle measuring 1/8 of an acre. They are going for between 1.5m and 250,000.00 depending on the proximity to mombasa road. The Mombasa road cuts right across these plots. Was lucky to get a copy of the survey map.

Malili is 70km from Nairobi and 25km from Machakos junction. If u get connected to a member, you can buy a clean plot / shamba. Brokers ni 50/50. I would advise you go their office right on the hills in the ranch and get the officials to link you to a member who is selling.

No title deeds yet. Allotment papers.

Some area have red soil and very nice topology.

Having said this, i tried hard to analyse the business potential of these plots/farms.

1. In terms of the ICT city, this is a long short cause i dont see where the govt will get the money to develop the city. It would have been easier for them to invite the big tech companies and offer them land for free for them to put their stuff. Govt then concentrates of infrastructure.

The other day Ndemo says they want to start off from Sameer business park ("merali's place"). Does this make sense to pay 1b in rent after having bought land for the same.

2. There is alot of haphazard constructions that have started kenyan style on the commercial plots. This will chase away the big tech companies. I see another Salgaa, Kikopey, mulolongo etc. Enchroachment is in high gear.

3.What do you do with your commercial plot. If you develop shops, almost everyone is doing this and so many of them will have no tenants,low business, low rents. These plots are very very many.

4.Subdivide and sell the 7.8, Almost everyone who has bought is thinking on those lines. Over-supply , prices remain depressed for a long time. These are also very very many.

5. Farming. This is not cut out for me.

6. Put up flats, who will the tenants be ?


Other members, whats your take on this malili thing. I want to try Konza which is adjacent, anyone who is selling?.

Went there recently. I think the value of these properties is entirely reliant on the ICT park. If this materialises as planned, then the speculators may reap ...if not this will be a total disaster. The prices will come tumbling down

I noted that there is a place called konza ranch adjacent to Malili ranch, on the left side of Mombasa Rd. (if you are coming from Nairobi). These plots too are now on sale. Each unit is appx 13acres (sub division is on-going). You will be lucky to get a willing seller and the going price is about 1.8m. No title, just certificate and the transfer process is quite cumbersome as one has to get the approval of other memebrs in addition of the one selling

Luckily they have an office on site to talk to potential buyers.The value of these pieces also depends entirely on the developments at Malili.

Gathinga- where is the office I pay them a visit. Left or right of Mombasa Road. I saw aka sign pointing to the left as u head to Mombasa.

thats correct. if you drive onto that dirt road where the sign is,about 8km, you will find an office with some nice old man (manager) whi will be glad to assist

Buy a plot now and wait for the action or you will get left behind like mlolongo or thika road

someone to confirm the rumours that the ict project will be shifted to thika area??

i have doubts the government is really serious with the project there is the meralli who wants the govt to settle on his newly build sameer ict center there are those who want it relocated to thika since there will be ready infrastructure with the completion of thika road.
Those buying plots there cross your fingers Pray it materializes
If not don't worry i might need land for to start a new ranchLaughing out loudly

I thought the deal with Meralli has been concluded and Gov has already taken up space in the centre?

As far as I know, the plan I have had is to
-> Sameer park
-> Malili Complex

As for the actual - lets wait and see - Sameer Park is almost complete.

As for Malili ... still cogitating.

Speculators be "a"ware, by the time the issue is in the public domain the money has already been made.

We have high speed internet access but unfortunately we only use it for social networking site access.

How big is 5,000 acres? It is 20 million square meters or 4.5 kms x 4.5 kms, Times Towers is only 60,000 square meters. Note that the technology park in Egypt is only 500 acres.

Looking at a real live example, the area encompassing Limuru Rd & Kiambu Road which includes Karura Forest, Muthaiga, UN Complex, Village Market, Muthaiga Golf Course, and Evergreen is 9,000 acres.

What many of you are doing is speculating on the effect on a plot in Ruaka in relation to the building of the UN Complex & the American Embassy.

It has been over 30 years since the Runda development was started yet even today there are blocks of over 10 acres still available.

So, as you look at Malili as an investment opportunity what is your time scale for return? If it is 30 years then fine knock yourself out, if it is less, then look for an alternative opportunity.

the scramble for plots around malili is somewhat funny. I drive thro that area every weekend and tell ya what people are buying upto Konza which is quite a distance from malili the locals told me they are making some good money the prices have shot thro the roof.

Just thinking.
Someone offered me 20 acres at the Konza ranch for 45k per acre in 2007. I saw the place, I liked it, had the money but like many other plot. Someone came along the way to show me a better one. Daem

In being proud to be Kenya, i will be critical. Kenyan Policy makers have brilliant ideas on development but fail us on implementation. Its a good thing that we are using the internet for social networking...that at least can easily be turned into substantive business opportunities and investments. Lets take the Technological leap Step by step. Sameer business park is a prototype lets see how it will fair..they talked about BPO's. the good thing is the Gov is taking pressure from the international community to take on the ICT industry of which Kenya is better placed as the next frontier. With this information an investor is ought to analyze all the future economical possibilities/opportunities.

Like robertyawe says as you look at Malili as an investment opportunity what is your time scale for return? If it is 30 years then fine knock yourself out, if it is less, then look for an alternative opportunity.

malili ..malili...malili.... as we can see the govt is still conducting the visibility studies on this ICT thing. what if the govt decides to shelf the project and sell the land to KARI?.... there is a town jast 30kms from town and when in early 1990s the govt was planning to set up the EPZ complex....smart investors held on to their cash until the govt did the real ground breacking ceremony and land prices in that area have bin going up from that day. the town is kitengela!! finaly.. land and property speculations brought the economy of the great USA to its knees... malili "investors" beware!!..
Politics is just things to keep the people divided and foolish and put your trust in men and none of them can do nothing for you...
