If you want to invest in real estate, after due diligence let the main driver of your investment decision be INFRASTRUCTURE

Infrastructure here has endless meanings :-

- Plan for road network or expansion of existing
ones.
- New investments like industries, educational institutions to be cited in that vicinity

- Introduction of basic amenities like water, electricity

- Proximity to commercial areas.

- Emergence of housing projects in the neighbourhood

- Govt blue print on the development of the area in question.

These are just a few tips.

Real estate investment is a long term one, the more you add value to your property and the longer you hold the higher the value.

Constructing mean you are adding value to your property so that will attract a reasonable gain, but you can give it for rent initially for
the infrastructure to materialise.

If you sale so quick it is the buyer who holds it for years that will realise more gains than you.

It is not completely true that infrastructure takes so long to materialize, it is a relative term and it depends on what you are looking for, the time you bought the property , the time you develop and the time you sale.
