If you buy one from a reputable agents like Lloyd Masika, they will have done the due dilligence and fair valuation for you. I have experience dealing with them though you wud have to find out what property they are currently selling.

I got several plots in Syokimau/katani border. They fall under Mavoko municipality and are Free-hold with ready title deeds. Price 550 000/= for an 1/8th.
You can have someone view it for you any day of the week.

how much for an 1/8 and where are your plots situated?

1/8, Measure it urself. An 1/8 is 505 m2 area. Measure with tape and do simple math to get the area.

What i thot was that a surveyor would especially help ascertain the true land boundary of the plot (size isnt a big deal- can send a friend to go measure it for me). I have heard of cases of contradictions when it comes to what is on paper (at lands office) and what is on the ground in terms of overlaps with adjacent vacant plots. And then, say u build a house and part of it is on ur neighbours vacant plot..
If the chances of this happening are minimal and surveyor costs are high, i can drop the process. Its just that there are so many corrupt land officials plus lawyers who just want their fees and are of no help, and being far i want to play it safest and have a good night's sleep after a hard day's work....

I always involve a surveyor. He charges about 10,000- and gives a certificate of survey. He will confirm for you not only the size, boundaries but also that it is the right plot.

Never rely on beacons, anyone can manufacture them.

why dont u use gps its accurate and will not change unless the earth overturns

Am not agreeing with u on GPS use. GPS has a low accuracy, in fact most of those being used( the handheld)in the market have an accuracy of 12-30m. A high accuracy GPS of around 1m is expensive to buy and also hire for use. Put in labour for the user as they aren't handheld and ts pretty expensive and nt reasonble considering the accuracy. Get a surveyor, a total station is more accurate; +- 2cm. Let him do boundary identification for u.
