Good to be back and another project in the offing!

Hello, great Wazua family,

Been a long time. Updates - My first project [HERE] was a success. I learned a lot and the experience was invaluable. Self-build is hard work but you get exactly what you want and save a lot of money in the process. I am happy to report that I have had 100% occupancy. What would have been the second project [HERE] didn't get off the ground due to land issues---grrrr. So I did scrap that project and took time to reflect, went back to school and earned a doctorate degree (a lot of work).....so, should I be called Dr. Penny-Stocker on Wazua? No, Penny-Stocker is just fine. Below is my classmates & I at graduation. What a great bunch of scholars!



Anyway, I have another project planned for Riat/Kajulu Hills - very scenic. Very accessible as well - 200M off Kisumu/Kakamega Road. A five bedroom (all ensuite) unit with a swimming pool on half an acre lot. Wazuans are welcome to stay after completion. Just mention Wazua & you'll get a 15% discount!

Why not apartments, Penny? Below are my reasons!
1. The rental market, for what I would wanna build, is very limited in this market.
2. The "low end" units market is saturated (my opinion) in this lakeside city.
3. The Air BnB & Boutique Hotel biz is picking up as the lakeside city is recording net leisure visitors. I could earn more renting the place on a daily/weekly basis compared to monthly leasing arrangements - just my personal opinion.
4. I will be able to use the house when I'm around.
5. No apartments in this area, just a bunch of single homes.

Also this is the best thread I have seen on Wazua in a long time. Hakuna matusi or drama. Glad to see there still is a cordial wazua family!

So a lot has been going on since my last post. I'll let the pictures do the talking!

Profile setting was done!




Trenches were were dug! I felt so bad for these guys as the site is rocky, very rocky!







Footings were poured and the foundation was built! since my site is very steep, south half of the foundation is suspended.













Walling was done and here's where we are today. First floor slab was poured and we're taking a break as it cures!











It's coming along. One thing, nimetumia a lot of steel than estimated ... Upper floor walling is next and then the roof slab! Later Wazuans!
