I found a plot at Kamulu!!! is it a good deal???

Hi Investors....I have come across a plot at btn Kamulu and Joska, just ~350-500m from Kangundo Road...the size is 50 by 100 at Sh180,000...the plot has a title deed....Wazurians, Is this a good deal?????Please advise!!!

do plots there have titles really? thot they have certificate.check thursday classifieds to get a rough idea of what current market rates are

Indeed I found it a bargain, I will be searching for the title shortly.....what's the best procedure of buying the plot??? do I clear paying or I clear when the transfer is done...cos I will need the owner to appear before the land board!!!

Where in Kamulu is that? Do you want the plot to finally settle there or to resell? My parents had some plots there for more than 15 years and one of them was sold recently at 140k. That place never seems to grow and the plots do not increase in value either as you would expect them to. Ask around before buying.

It is btwn kamulu and Joska, a place called "roadblock"...intend to settle there in the next 5yrs or so...

It is about 1-1.5m, a plot of 50 by 75 is btwn 1.7-3m depending on the area/ proximity to the road

Be careful ,be fearful.There are more devils than angels in this sector.Many have been conned.

You can also try this land by Mhasibu Sacco in Juja Kalimoni , someone had posted sometime last week and was also advertised in the Thursday 24 June 2010 Daily nation back page.Going at 190k per 50x100

They are more realiable unless the person selling to you the Kamulu plots is well known to you and has a title.

@Phaoro - unless I am mistaken, I have seen people selling 40 * 80 plots at Roysambu for up to 5 million - The area near the shell petrol station. Rents there are very attractive [to an investor] - especially bed sitters - Aimed mainly at Campus students [read USIU]. If you get one at 1.7M, be sure to inform me!!! We can buy and sell it the same day at 100% profit!!! - well, as soon as the documentation is in order.

@astute - Contacts of the person selling at these prices?
Never count on making a good sale. Have the purchase price be so attractive that even a mediocre sale gives good returns.

smile For Kamulu, thats a good deal. the area is also growing....especially due to the Bypass at Brookshine school, which goes all the way from mombasa rd-kitengela junction to Thika via mwalimu farm.

Has work on the greater eastern bypass started? I'm sure land at Joska and Kamulu will beautifully appreciate.
