I recently got my first job and i want to build a small house for my mum in a small plot. I wanted to wait a little longer but mum want to move from rented house soonest possible.
I want to do timber house with 2 stone course for 2 rooms am not sure the standard size for houses.I have bought tress and its costing 36sh per 6 feet timber. stones are going for 2500 a tone man cut. i have transport of material to the sites but i don't know what is the cost for other materials. The windows will be grill and a wooden door

Kind people help me estimate the cost for this house. Though i love mama i cant give her the money before making good calculations coz i know she will divert them to other uses ....

Noble cause, Do the standard 3 room house each 10x10 feet, middle being sitting room and a bedroom on one side and the other can either be the kitchen or another bedroom. you actually don't need 2 courses you can do one to keep your cost down, for this kind of a house your biggest cost is roofing, the rest you just buy the material and pay for labour.

In Greater Nairobi region & dust bowl😊, building with Timber is now expensive than mawe. Sit down with an experienced fundi and do the maths to appreciate this new fact.
You do not need columns/chumas for a basic mawe house.
....He who began a good work in you will carry it on to completion..
