There is a new one being sold in Laikipia, with promised returns on your swanky greenhouse every 6 months, the plots are 450k while I know an acre around the said area goes for no more than 500k, if you have money you are willing to burn here is your chance.
It is one thing to buy a slightly (or even grossly) overpriced piece of land, quite another to buy
a complete pipe dream. I have in fact many times bought an overpriced piece of land (1/8ths) mostly, simply because of the package that comes with it. Yes, I could probably have gotten even 1/2 acre (or more) in the same area for the same price but the overpriced 1/8th came with middle class neighbours buying the same, due diligence already done (assuming it is a reputable company), less headaches and a future community of
like minded home owners. Building there will be more profitable in the long run IMHO than building on an isolated 1/2 acre in the middle of nowhere. Most "estates" in fact started this way. Like minded people pooling together and establishing a community. Look at Membley. Who knew that scrubland would be one of the poshest areas in Kenya! And the consolation is, in the long run, overpaying a little will mean zero. It's like someone who bought in Lavington in 1994 crying that they "overpaid" for a house on one acre at 8.5m while going rate was 7 m back then. Does that 1.5m really matter now with those properties scraping 300m+? Of course not.
