Currently the price range from 1.5 at the river to 2m at the murram area to 2.5-3.5m red soil and close to the road

Serviced? yes and no. There are graders that are cutting the dirt roads and murram and stones are put on most access roads.
Piped water not yet but there are commercial boreholes
Electricity on site.
Rules and conditions in effect as well as association

For immediate development, no one wants close to the river since its too interior and inhabited, for now. Of course in future itakuwa prime

I am looking for a genuine seller, anyone

I think those prices are too high for plots that are not/ will not be serviced by the selling company with piped water and sewer lines.

The above prices considering it's 50*100, they should be serviced with roads, piped water and sewer lines.

That is just my pedestrian opinion

Visited the place today. Not bad.

There were some serviced estates along the road (keys estate & hardrock) going for 6-7m per plot.

@Ngogoyo, got some leads. Drop mail I get in touch. Definitely getting something there.
