The rate capping brought down the prices and those who entered when it came down to between 17-24 are now real rich fellows if they bought at least 20,000 (20000*20 =400,000) and can now sell @ (50*20000 =1,000,000) raking in 600,0000 cool chums!!!

We who trembled are licking our noses!!!
I remember someone saying it was time to buy as Warren buffet did.

Equity didn't drop to 17-24 during rate cap!

Granted the Equity numbers are much larger but 770mn is 20.5% down yoy which is not insignificant on the back of a flattish TNPL. The only explanation I can piece together is that there was a huge loan that was fully written off in FY 2016 hence not recurring in FY 2017. Then there is a ~196mn difference in the SLR which I can't decipher whether it is a write off or a write back. If it's the former the LLP difference bulges to 966mn.
The main purpose of the stock market is to make fools of as many people as possible.

NIC took huge NPLs 3 years ago [when the current CEO and CFO were appointed] and perhaps those benefits are coming though. I prefer prudence i.e. take as much of a hit as possible so when things get cleared up there are no disappointments.

I will use KK as an example: Provide for the debt KPRL owes KK. If KPRL does pay the money in 5 years, that's a nice write-back.

Equity: It took the hit on SS early on. JM spoke about it. Since then Equity has made a profit in SS. The goal was to salvage what Equity could from the SS business BUT prudently provide for what might not be salvageable. Now Equity/KCB/Coop uses "hyperinflationary" accounting.

IFRS 9 in a sense is about prudence i.e. take the hit (provision) for POTENTIAL bad debts upfront when making loans. If a loan is paid back, reverse the provision. It the loan(ee) defaults, then there a provision that can be utilized.

Could Equity bank be scaling up to build an Equity Tower as a pillar of growth.

This could be true with Tower having a Luxury Hotel rooms, modern offices and parking spaces.
a 50 floor tower could be on a design mode with location identified but under raps.

The design will not take time like the Britam tower

JM is a well known man world over and make concrete agreements and will only let it be known when all shareholders make agreement to financing and project commencement and commissioning time.

Equity was propped from East African Building Society (EABS)

The new technology to build Towers (Dubai and china adopted) could be used to finish the project in under 3 yrs.

I sold (most) of my Equity at 53 for a private/personal/unlisted investment BUT seeing it at 48.50 makes me wonder if I should have held onto the cash!

I haven't been following the market much of late but there are trades/supply at 48.50

I have been thinking about what Warren Buffett writes/explains/teaches and his lessons hit the mark.
