Hi Wazuans,

After successfully completening putting up some 20 single rooms in Kiambu county, I've decided to upscale kidogo and build bed sitters.

The single rooms measuring about 12 by 12 costed approx 3m excluding cost of the plot.

For those who have done bed sitters,
- what's the ideal dimensions
- approx cost per unit
- floor plans options
- anyone tried these new EPS technologies

If we can't upload photos and documents here, can we share on the Wazuans Google group?

Its true low end housing -to include single rooms and bedsitters has very impressive returns as compared to the upper end housing. However the challenge lies in managing those houses or flats for that matter. It is a one big headache..any experiences?

starting with thieving agents-They lie to you that the rooms are vacant, yet someone is paying them a lower figure directly.By the time you realize whats happening, you have lost several thousands..

Ati name and shame, do you think these small time caretakers or agents called bonoko Kamau or wa Gishiri will care if you name them here?

Name and shame can only work for established agency firms

As a check, have the caretaker to be on your side. He/She will be your eye on the ground. 'Compensate' nicely and your fear is sorted.

smile Applause Applause Applause kudos!
Time is money, so money is time. Money saved is time gained in reverse! Money stores your life’s energy. You expend your energy, get paid money, and store that money for a future purchase made in a currency.
