All investor got bear flu. @23 they wish 20, @20 they wish 19, then 17, then 15, now 12 and much later 10, 8, 5, and @impunity's sub 2 bob smile

* Just know that Komarock 5A brought in almost 2Bn. A billion+ is expected from Komarock 5B that is complete, sold and occupied.

* K-Mall (formerly suncity mall) is complete and decent rents are expected (Aga Khan Hospital already moved in and operational, Tuskys booked and doing final touches, New HF Bank branch operational..)
Komarock 5C phase 1, all structures are complete awaiting finish

* Good numbers on HY16 despite capital costs of opening 6 new branches in the six month period

Pesa Nane plans to be shilingi when he grows up.

They need to save kshs 10 bilion to give back to the bondholders as maturity is next year.Trans- century failed to pay its bondholders when the bond matured. It was then converted to equity.Hope HFCK will not follow suit.Maybe traders have factored this in mind and thats why the price have dipped.

That bond repayment will partly be done by converting to equity. How much cash reserves are they sitting of as of latest financial reports? do they even make enough profit to pay it back? watching this drama as it unfolds from a distance. case study TCL

Unfortunately i missed to get my copies of both fy 15 results and hy 16 results.Pesa nane may help us by uploading the original copies and not the abridged results.
This could be interesting. They wont be able to pay the bondholders in full? This means another TCL fiasco? It seems the real estate venture is a guagmire for many companies.Home afrika,Stanlib fahari,Fusion D reit and now hfck.Whats wrong with real estate? isnt it supposed to be lucrative? ama wakenya ni watu wa maploti?

Remember the time Equity sold 25% of HFCK at 42 shillings per share to Britam?

http://www.nation.co.ke/...264-14tppdcz/index.html

Well done Equity.

Could buy a lot more than 50% of the company now with that same amount.

Only in theory. Nobody would sell such a large chunk at that the current price. There would be no seller.

historical costs are just sunk costs. they have no significant importance to britams decision to sell or hold Hfck onwards. and @ piece at 42/= adds no dimension to future pricing of this stock by Mr market. tulia usome. @20 we had no legal issues, now interest capping laws have to the ears and not eyes. here comes the shark.smile

I have been to this estate and that mall is not operational. It has been almost a year since it was done and just like a month ago there was huge sign saying "Tuskys Coming Soon". Only Aga Khan is the tenant there that seems to be operational.

Rosy results brushed aside by Mr Market as HF breaks out of the descending triangle on the 3 month cartoon. Breaking below the 19.00 handle support opens up a test of 15.00 handle and lower depending on the expected sharp plunge. Triangle/wedge breakouts are powerful thrust moves!

NBK had a similar setup last year with 15.00 as the support handle. When it caved in the sharp plunge sent the price sub 10 in a rush.

This bear has a big appetite for financials!!

The bear frequently hands this stock a good beat down any time it visits town. I would expect no different this time around. In fact I have been surprised it has managed to hang on for so long near 20.

Hfck also happens to have a thinner liquidity ratio than Nbk! Its business model is different from the normal banks but a 1% margin borders on dangerous living.

What happened to the mortgage case where a borrower had a claim of 700m+ against hfck? Was it settled out of court (doesn't seem so) or did hfck appeal the decision?

HF appealed the decision and appeals court ordered they deposit only the 20m judgment sum in a joint account pending hearing of the appeal. The appeal by HF is likely to succeed from the arguments that the appeals court considered

Check who are their agents and you won't be surprised by this state of affairs

Secondly, the HF staff suffer from the civil-servant hangover. Unbelievably, they build the mall from scratch to completion without ever advertising for space (who ever does that?). Add salt to the wound. They were never decided whether to sell the mall as a unit or lease out space!! From frying pan into the fire. On the issue of sell, they did not have the minutest of ideas of how much to sell. Dead. For half an year, the "price on inquiry" was answered by "send us your offer we evaluate"!!!!

You now understand why 12 is still very high for hfck, as sub 10 seems a possibility

demand=0 supply=53,700 compare that with Equity supply 53m and KCB 56m. It shows locals took up HF and now the foreigners are rushing through the doors in equity and kcb

check the liquidity ratio of 21% against minimum CBK requirement of 20%.. There was no way they could pay an interim. But full year dividend may rise based on massive interest income gain from the Komarock houses
