What are stamp duty rates in Ngong, Juanco area specifically? I have conflicting rates of 2% and 4% from two different lawyers.

i was in tuala (real name Oloosirikon, place of zebras) over the weekend and saw 3 rental flats under construction, i don't think the market is there yet, students haven't exhausted accommodation next to the university and many more are under construction.

bungalow/maisonettes for sale might work.

What part of Tuala? Does it mean anybody with an allotment letter for property there should worry? Was Tuala owned by one person?

I have six plots to sell (1/8 of an acre) 500 meters from Nazarene. This are personal plots with Title Deed. Selling price is 900k kenya shillings. The road upto Nazarene is tarmac and continuation road has been upgraded from dirt rd to ballast and gravel for a smooth ride.
The first two plots will be sold at nearest price offer (ono) to get cash for survey and subdividing cost on another large piece of land one and a half km from Nazarene.

For a visit to the plots, contact E-mail: foreverdudette@gmail.com

Location of Plots is within this map

The first plot has been taken at 900k. One more to go before I revert to the regular price for the rest.

Those who sent me an e-mail, I responded accordingly.

Tuala is very vast/large land, i doubt one guy can own that kind of land. i have a small plot there with valid tittle , entire transaction via the bank.

Someone should ask me about the land registry at Kajiado and bank financed plot purchase that turned out dud.. I have been there since 2013.. Got a small breakthrough this week but the plots around are having palatial 4-5 bedroom homes with families living inside. Now its off to the environmental court next week

hehehehe reading these stories from waaay back in 2013 and earlier is quite interesting. What beats me is.

1. Why would anyone in their right mind buy a property with no title? Allotment letter or "receipt from sacco" is not title. No search can be done on an allotment letter, so this already tells me the person was not serious when they were buying property as no due diligence at all worth writing home about was done. Promise of a title is NOT title. "I will subdivide for you once you pay me" is the biggest scam in this here our Kiinya. Yet fellows still buy on these hot air promises. Ya dunia kweli!

2. Why would anyone buy property from a PEP (Politically exposed person) with a known history of not-so-savoury transactions and/or grabbing?

3. Why would anyone buy a plot with title but without gaining possession (including fencing/making sure their land is well secured and not occupied by anyone else)?

4. Why would anyone buy property from any of the known hotspots (eg Embakasi Ranch or Njiru-Chokaa-Obama etc area)? And tufunny-funny irregular sizes (below 50x100) at that. My friend if you are being sold a 20x50 plot with no title, sorry to break it down to you but you will never see your money again nor own that plot ever in your life.

The other manenos of duplicate titles and the like have largely been rooted out by the digitisation push over the past decade. Thank God all registries that matter are more or less digitised. These days it would take extreme collusion and massive tampering for Lands guys to collude with an outsider to duplicate your title. The Lands guy would probably have to be an IT hacker who can cover their footprints, which takes very specialised IT knowledge. Things like "hiding of files/greencards" will be a thing of the past once digitisation is fully implemented (after the greedy Lawyers lawsuit is dismissed God willing and searches can be done on e-citizen).

This is also why I keep urging fellows to buy the newer dustbowl areas that do not have all these historical issues like the Moi-USIU cases have.

If you buy a plot in say Kitengela or Ngong or any other part of our beautiful dustbowl...

-- From either the original owner or the company/individual who bought from the original owner,

--Whose survey/deed plan confirms the beaconed boundaries of said plot

--Whose search confirms all details of the seller, and your due diligence on the seller him/herself (ID, KRA PIN as well as any known socio-political history in this country) all comes out clean. I personally never buy any property from people who have held any big public office in this country.

-- Whose neighbours confirm the history of the ownership of property (one of the best ways to do the first quick due diligence when you first go to view the property)

---And you gain possession and enforce possession and nobody comes claiming you are on their land over the years you have been in possession or pulls down your fence saying you are an intruder.

Chances of you buying a fake title or being swindled are almost next to zero.

But if you buy a plot from a big political family with a known history, get an allotment letter, did not gain possession of the property for years (or allowed strangers to squat there for years undisturbed), did not really investigate the history of the plot from neighbours or people in the know, or bought the property at a ridiculously cheap price compared to the known value and so on, why cry that you have been swindled? Perhaps you were born to be swindled in such cases!!

@MM unachekelea kifo? hujui maafa yaweza tupata sote? but to be honest when I started out I had that mentality.. that it would never happen to me, until it did.. though for clarity sake, I own a few properties around East Africa and the Kaputei one in Kitengela is my only waterloo via boundary dispute and not duplicate title or whatever else imagined, but with resolution in sight via keen follow up. No one is born to be swindled jameni. Remember Syokimau, Ruai, Kibera, Langata, Westlands, Riverside, Mlolongo and now JKIA. Be humble!

@Obiero,

But it has not happened to you and I am pretty sure that is because you did your due diligence! A boundary dispute is nothing. They did not steal your land or double allocate! As for humility, where does it come in to the picture? Is it a lack of humility to tell someone to study hard and do the right thing or you will fail and/or end up in jail? Of course not! Better you tell someone the bitter truth and save him or her from a disaster than keep quiet in the name of "humility" and cause more victims to suffer what the people who have been swindled have suffered!

Let us take the case you mention of Syokimau. Forget all the stories you heard about the government being in the wrong on this. The people who bought the plots there were the ones squarely in the wrong because NONE of them did their due diligence. They just started wailing when the chickens came home to roost and their houses built on fake titles were flattened like chapati. Sample this;

https://www.nation.co.ke...74186-f91d8r/index.html

Initially you may think it was the government in the wrong until you dig a little bit deeper..

Quote:
But Commissioner of Lands Zablon Mabea said on Monday evening that the issue was between the KAA “and those who invaded the land and sub-divided it”.

Quote:
As to why the Ministry of Lands had not issued an official clarification on the Syokimau demolitions, he said: “There are so many land cases going on around the country, we can’t be always coming out to issue clarifications. The problem with Kenyans is that they make mistakes and expect someone to clarify.

Quote:
The Lands officials have a point. It would have been to their own benefit if the land buyers had heeded the many notices issued by KAA and sought compensation from Mavoko Municipal Council and those who had misled them.

So as we can see..They did not do a real search on title at the ministry of lands, they bought the plots at ridiculously low prices that should have been a huge red flag, and they did not heed any notices or warnings KAA gave them regarding the illegal invasion of the land. So whose fault was it that they lost their shirts? None but their own!

The same applies to almost all the other cases as well.

Jameni what more did you want to be told?

Stuff happens! The Nkoroi guys were also blameless. Lots of rot exists in regards to land matters in Kenya.. Luckily for me, after a 6 year struggle, the matter has progressed to hearing at ELC Kajiado slated for 19.09.2019
