What exactly does it take to be middle class in Kenya (2015)? I saw the other day plots in Kahawa going for as high as 15 million whereas a lecturer earns around 100k net which got me thinking...will a lecturer ever afford a plot in Kahawa with his savings? Of course not!For most professionals,owning a house or rental property in a nice place around Nairobi is increasingly becoming a pipe dream:(

If that lecturer invested rather than saved he/she would be among the 8,700..

The same plots in Kahawa Sukari were initially bought by the same lecturers I hear for as low as 30k then.

The obsession with undeveloped land will soon be a thing of the past. There is too much buying-for-speculation where the buyers have no plans to develop the plots but to hoard and sell later when prices rise.

This a gross underestimate. There must be more than 500,000 dollar millionaires in Kenya in cash and other liquid assets.

Sometimes I wonder. With rent in ridgeways, runda etc where an apartment goes for 100k a month, how much do those guys earn, to live there and drive fuel guzzlers...they must be earning at least half a million per month...or 1 million if they have families

Never count on making a good sale. Have the purchase price be so attractive that even a mediocre sale gives good returns.

Gava & parastatal honchos, UN guys, NGO guys and managers at multinationals get hefty housing allowances of around 200k per month, which is what the landlords are targeting.

With full occupancy you can easily build more flats in other parts of Nairobi and other cities without the need for bank loans

@Jon Jones - I am keen to know where you can get a house in Runda for 100k a month. Last I heard, a friend was renting his 4 bedroom house there for 250k, and he felt he had undercharged the tenant. And as far as I know, a salary of half a million a month cannot sustain a rundahouse-fuelguzzling life. Especially after taxes.

One should pay no more than 30% of his income as rent. So a guy paying 250k rent should be earning at least 750k after tax, or a gross of 1m. So how many jobs are paying 1m per month? Which jobs are they? Would an employee getting a house allowance of 250k pass the whole amount to the landlord?

Having done so many works in the upmarket Nairobi and had the chance to interact with the owners of such, i would like to explain one or two points:

1. We have rich people in Kenya, dont underate the number. We have importers, exporters, private consultants, gynacologists, directors, rich businessmen, thieves, corrupt people en masse!!

A lady friend works at a gynacologists office in town, the gyna is well known and has built his empire over 25 years.....she told me, from consultancy alone, they make between 50-65k per day........ include treatments and prescriptions and that goes to abt 80k per day.......roughly 2 million per month!!!!! so kulipa 250k inakuwa peanuts

Another client i know mines gems in Taita Taveta county... guy so so rich, has a small chopper parked by the swimming pool!

Another one, Indian family owns a logistics company that is a leading logistics operator in East Africa

One imports mitumba and supllies to middle men who then supply the traders.......billionaire driving Range Rover


Some Turkish businessman paid 2 years rent upfront for a 6000 square feet mansion in Eagle Park, Runda. monthly rent was 300k!! nigga paid about 7 million cash


We have so many rich Kenyans out there.......extremely rich is understatement.........dont think people are as poor as you might be

Jerry if you read the paper before these are people who own houses in dubai and turkey and stash money abroad.Reason they don't want to own houses but prefer dubai, Britain maybe tanzania and not UGANDA ,ZIMBABWE, CONGO SUDAN and maybe NOT KENYA ,is POLITICAL REASONS. anything can happen to kenya anytime. They don't want anything tying them back.Infact watch come next year before August majority of them will leave .
