@streetwise - see this <<link>> for a detailed draft strategic environment assessment report submitted to NEMA. Masterplan embedded in report. Has anybody seen progress on site yet?

The rumored greater eastern bypass is being used by sellers all the way from Mombasa road to Kangundo road and Thika to sell their parcels at a premium.. The Eastern bypass is already slated for expansion to a dual carriageway which should give the area currently plagued by jams a 'Thika Road' effect.

If the Kenyatta's have waited since independence for the eastern bypass to be built and now 'dualled' to realise the full value of their land, I should also wait for 10 plus years for my three currently miserable plots deep in the bushes near mt. Kilimambogo to appreciate in value once that fabled greater bypass is built.

The Feasibility Study, E&SIA, Detailed Design and Pegging of the Wayleave was done and completed in 2013.

That website has not been updated since January 2013 as you can see the Kiserian Sewerage Project still reads On-Going, yet they completed the designs in 2012 and Construction is ongoing under supervision of Gath & Losai JV.

As for the sequence of event, its as follows;

DESIGN PHASE
i. Feasibility Study as well as E&SIA scoping/screening

ii. Project Report and ToR for carrying out E&SIA to NEMA

iii. If there are significant project E&S issues, NEMA gives green light for a full E&SIA to be undertaken

iv. Topographical Surveys and Geotechnical Investigations etc are carried out

v. Detailed Design and Preparation of Tender Documents

CONSTRUCTION PHASE

i. Design Review (To update the drawings and E&SIA reports)

ii. Construction

iii. Commissioning

iv. Defects Liability Period

Seems the plans for these bypasses slowed down after Kibaki exited..probably to make space for SGR I've seen plans for the Greater Southern Bypass that was to link Konza along Mombasa Road to Isinya, onto Pipeline Road, Kiserian, Ngong and then onto Suswa. Companies like Username are currently selling plots around that bypass with names like Ngong Breeze..... for around 200k.

President Kenyatta orders transport minister to prioritise allocation of funds for Eastern Bypass extension

I had read this article earlier today. The original link seems out of action. But I got the following from a Google cache of the same.

According to information obtained exclusively by the Indian Ocean Newsletter, President Uhuru Kenyatta is bringing pressure to bear on the government to ensure a return on his family’s property investments.

His family having invested in the construction of Northlands City, a mixed-use development on a 11,800-acre plot budgeted at Sh 500 Billion ($5 billion), the president recently ordered the transport minister James Macharia to prioritise the allocation of funds for the extension of the Nairobi Eastern Bypass according to the publication.

Macharia is now seeking to identify companies with the capacity to construct this bypass, which will serve Northlands City and hence increase the value of the presidential family’s property assets there. The bypass will also connect the Mombasa trunk road with the Thika highway. The Kenyatta family’s choice of location for its property development is astute, since it lies between the centre of Nairobi and Jomo Kenyatta International Airport.

Construction of the multi-billion city at the Kahawa Sukari area has already began according to various media reports. Last year, the family applied for approvals to build a mixed use development on the 11,800-acre ranch that currently hosts Brookside Dairy and Peponi schools.

Northlands New Town development, which is located at a prime location has already overshadowed the Sh 240 Billion controversial Tatu City which is just few kilometers away. Tatu City has over the last couple of years been caught up in court cases and issues, which has made the project to delay.

Once completed, Northlands New Town is expected to house 270,000 residents. The project has 3,570 acres set aside for residential housing including low density residential (3,134 acres), high density residential (306 acres) and medium density residential (130 acres). The project will also include a commercial space, a central business district, schools, industrial area and an agricultural zone.
