Oasis East Park - prices announced

The project is known as Oasis East Park (OEP) and is spearheaded by Redall Capital Limited (RCL) through Oasis Syndicate, the Special Purpose Vehicle incorporated to undertake the project.

Located just off the Eastern Bypass, 8kms from the busy Thika Road and 11Kms from the JKIA, the project is well away from the hustle and bustle of the city, yet conveniently close to major transport arteries leading into the business district.

The development itself will be on an expansive piece of land that was selected with serenity and wellness in mind.

Prices as announced in todays nation newspaper:

Type A Kivuli - 1238sqft - Kshs. 2.7m
An elegant 3- bedroom bungalow (ensuite) on a 1/16 acre garden. it has sizeable living room, airy kitchen with store, self contained servant's quarter and a carport for 2 cars

Type B: Chemi Chemi - 1302 sq.ft. - Kshs 2.9m

Just as beautiful but larger, this bungalow sits on 1/12 acre garden. It has 3 bedrooms (ensuite) with a sizeable living room, kitchen with store, self contained servant's quarters and a carport for 2 cars

Type C: Starehe - 1625 sq.ft. - Kshs. 3.3m

This one sits on 1/8 acre garden. it has 3 bedrooms (ensuite), kitchen with a large store, spacious living room, separate dining room, visitor's washroom, self contained double servant's quarters and a carport for 2 cars.

So who are the people behind this project? What is the safety record? I think most investors in Kenya are very keen to know these details first. Right now it's just a website.

i read about this project last I was in kenya but their pricing of the houses doesn't make any sense.. its only 600k difference between the the lowest price and the highest price... if i were buying a house, i would definately look for that 600k and get the best...

if it were here in kampala the price range can even go as high as something like 2.5million..

Must be on the bypass between Thika Road and MSA Road. I'd also be interested in safety record, past record. I've a friend who's been waiting 3+ years for a house to be completed, only to be told to add some money or the bank will take over the thing and sell the house and only return to you what u put in at the onset.

Going by previous posts here where construction cost is said to be approx 25K per SQ Meter, then these houses would, if finishes are of high quality, be worth around 2.87 M for the 115 sqm, 3 m for the 120 sqm and 3.75m. Even if there are economies of scale then the stated selling prices seem to be very competitive, factoring in the cost of land, landscaping, amenities such as roads & lighting etc etc. Or am I missing something ??

@ capri- they are using hydraform blocks..(not stones as in the pic above??) hence cost per sq meter comes down by about 35%- their words not mine

@digitek1 - would you know any local company dealing in hydraform blocks? There was a time some wazuan was asking for same but no local co. was mentioned if i recall correctly

16th of acre = approx 35x70 feet

Not quite!

An acre is 70yards by 70yards; which is equivalent to 210ft by 210ft; which is equal to 44,100sq-ft.

Nevertheless surveyors like working with regular rectangles that have a one-to-two ratio of the sides... this is further complicated by the fact that they have to work in metric units [metres] while the public is more accustomed to imperial measures [feet]

I was always of the opinion that 1 acre is 200 x 200 and thats why a quarter is 100 by 100.
is an acre 40,000 or 43,560 sqft?

By definition, it is 70yards by 70yards; one yard = 3ft; therefore 210ft x 210ft = 44,100fq-ft

A quarter should be exactly 105ft x 105ft;

But since survey is done in metres and hectares, surveyors try to get approximately 100ft by 100ft.

Such quarters are, however rare because of "regular rectangle" requirement, so you will find quarters measured as 75 x 150...or 74 x 148

An exact 8th should be 52.5 x 105

If hydraform blocks are cheaper than the normal stones, then why aren't most guys using them? Are they raedly available here in Kenya and where? I don't don't mind using them if they are available.

I've tried to locate the site to no avail. If you join the Eastern by pass off Thika road and drive 8km;you will be at the Kasarani river bridge. Further down is the Nairobi river Bridge (proposed site). To your right is Brookside (kenyatta) to your left all the way to Kilimambogo is still Jomo's land.where the heck is the site?? Looks like a con game!!

who knows, they might be making or planning to make their own bricks. Found this link - seems like the bricks arent a new thing in Kenya.

Seems like Redallicapital are still in the process of looking for a financier because they do say 'if the project doesnt go through then the deposit 10% will be returned.

Mo:I also got the same frustration trying to locate this site.When I called them,they said it's about 6k from Thika road but the site has to be accessed from Kagundo road.
They will be taking people to the site on 10th and 17th this month.

JWK:correction,"deposit will be refunded if your application is not successful"

Same experience. Could not find the site. Now they say site visit is in May when show house is ready.
