For agricultural land, I think you need visit in both seasons. I've seen some nice looking green land being sold on fb as a Nyahururu land @165 per acre.
Turns out it's far from Nyahururu and the market price is like 80 per acre coz area is dry. It is green now coz of the Ninyo
