The fact that the payback period is <= 1 year (you actually make returns the first year - 2nd if you include retrenchment costs if any) makes it a no brainer!
Never count on making a good sale. Have the purchase price be so attractive that even a mediocre sale gives good returns.

Note I was not commenting about their advice which anybody with half a brain can tell HFCK. If you have ever worked with consultants you'll notice that they never tell you anything original, its just that they put what you tell them on a shiny presentation.
What they'll tell HFCK is something even can you Maichback can tell them. HFCK is paying for Mckinsey's label. Its a great gig.

Why did JM/Equity cash out instead of partial sale if indeed this is a gem? This move still remains a sticky puzzle to me. I think by year end we will have some clues.

Housing Finance was allowed to take customer deposits like banks (including Equity) and Equity wants to go into mortgage business big time (Like Housing Finance). This makes them DIRECT competitors!!!

See the last two paragraphs in the link below:

Further more, Central Bank issued guide lines discouraging Banks from having strong control over financial institutions that are not their subsidiaries.

Equity did not NEED money for Equitel. Pesa iko!

just wondering how profitable these projects are. according to Business daily

''Last year, KBS completed constructing 162 units in Komarock Phase 5A, which generated Sh200 million profit for the company. About 162 houses retailed for a minimum of Sh6.8 million at the start of the construction in 2012''


does this mean each house generates just about sh 1million or about 700K after tax? that return would be just about 15%

I did some few houses in Nakuru and each 2 bedroom house costed me sh 2M. each has a market value of sh 4M.Very good finishing (renting at sh 22k)

i wonder if HFCK can generate that kind of returns on these houses, because if their costs are not too high per house, then this is share that will go places
