I have been to migaa 8km from kiambu road in the coffee farms (Their flagship project), 1/8 plots at 15-20mil. Golf course is incomplete, The 3bed residentials bedrooms are tiny. All in all nothing seems to be happening....

Compare with 1/2 serviced acre runda by mae ridge pan africa holdings is 35 mil and many other better deals.

My only question is,being realistic unless we importing buyers of this over priced "golf" real estate, how many Kenyans even care? This is all smoke and mirrors.Hope to know to know what the uptake is on the complete ones. This people are trying to impose a lifestyle that is very foreign even to the most moneyed. Why would a rich person buy some measly 1/8th when they can buy acres in "kamulu"? plus they've never played golf? Ati Kenya has developed, hiyo ni story.

Even Kanyamedha slums in Kisumu are based around a golf course

No no no!!!

These Estates are not based around golf clubs. There are golf clubs in those Estates and in some cases very far from where you end up buying a house or plot. The golf clubs is actually a by the way.

A golf estate is like The Great Rift Valley Lodge. You have a golf course and everything is built around it. They are in the same Gated environment and everyone can WALK to the golf course.

Saying Karen, Muthaiga etc. are based around a golf club is like saying Westlands is based around Westgate.
Never count on making a good sale. Have the purchase price be so attractive that even a mediocre sale gives good returns.

Home Afrika to me looks like A maize cob house (s) we built during threshing season after harvest. A slight touch brought your whole "ghorofa doown". Adults would fancy destroying it as "we" cried on the loss and rebuilding pain. What will be the best name for this thing?

The company is bogus but I don't think it will delist. Look at Paka, still going strong surviving on rats and milk from well wishers. But Paka has nine lives which Home Africa doesn't so it might delist after all.

wewe Sparkly, what are the property sizes in these areas you mentioned? What are their values. So you think Kibaki lives in Muthaiga because of the golf club? All this bandia golf estates including at buffalo hills have no traction.I love golf but could get more value on real estate living somewhere else and driving to the course they'll beg me to play at. What would make Otieno, Kamau, Musyoka,Komen etc pay all this money to live within an amenity they have no intention of utilizing? people spending this kind of money are thinking about value. An 1/8th won't do it!

Speak for yourself. If you are not willing to do so, someone else is.

I remember seeing an advertisement for Kshs. 60m for a house at Windsor.

Someone is willing to spend over Kshs. 2m for a night out on Valentine day.

Someone is willing to drive (nay) fly their children to school via helicopter every morning.

Ponder that.

I'm not talking about people willing to spend money, get my gist. I'm talking about value. 15mil for an 1/8th because its in a golf property ain't gonna fly. That is why most of these properties are having issues with uptake. Other more expensive properties in Muthaiga,Runda,Karen,Nyali are still selling. Its about trying to "create value with golf", alien to most Kenyan buyers. The property size matters to Kenyans willing to spend that kind of money.Golf will not factor much.There are too many properties using the same marketing strategy leading to saturation. Not enough market for "golf clubs". Even in the US it isn't easy selling golf club homes in some markets. people that love to play golf don't have to live on a golf course. The property proposition should be the one driving the sale. Gimmicks get exposed, if you think the HAFR strategy makes sense, put your money on them. I'm out!

I repeat, speak for yourself. A number of people out there place great value in owning 1/8 on a golf property.

Hon. Michuki's detractors gave him the same argument when he was sub-dividing his coffee estate to put up Windsor and the houses on the estate. Yet here we are.

The United States and most of the world is recovering from recession which means people will now have money to indulge their peculiar "value" visions.

Our own economy is currently flush with excess expenditure that was earmarked for fuel. Sooner or later, it will percolate to the "golf" based estates.

It is an industry, just like any other, with its ups and downs. Right now it could be down. Tomorrow, will be a bull run.

Those who will be ready with the requisite developed properties will make some good money. Everyone else can watch from the sidelines.
